Energetic and professional live-in Superintendent wanted for a brand-new luxury building to put your stamp on


You will be responsible for managing a new, luxury apartment building, living on-site, and multi-tasking various roles, located in east Kitchener.

A successful Superintendent will assist the Property Manager in the maintenance and facilitation of building operations and serve as a liaison between Property Management and tenants.


Responsibilities:


Cleaning/Maintenance

  • Ensure cleanliness of all interior and exterior common areas and corridors. Ensure the outdoor property grounds are free from any litter or debris including pet debris.
  • Prepare apartments for new residents, ensuring all items are up to high standards, PDI inspections and cleaning prior to new tenant movein.
  • Facilitate work orders and coordinating with Property Manager and perform minor maintenance.
  • Facilitating repairs and working with contractors and tradespersons in smooth work order completion.
  • Ensure building operations are consistent and all common area items are in working order on a daily basis.
  • Respond to building emergencies as needed in a timely and prioritized manner
  • Ensure garbage areas are kept in clean condition and garbage bins are picked up in a timely manner

Tenant Relations/Administrative

  • Maintain a high level of customer satisfaction in all forms of communications with the residents
  • Serve legal documents in accordance to the law as needed on behalf of Ownership and Management
  • Assist Property Management and leasing team in filling vacancies as required.
  • Maintain multiple log sheets and submit to Head Office on certain deadlines (i.e. and Supplier Visits, Health and Safety Visits
  • Police, Fire Department, Fire Log Sheets, Snow Removal/Landscaping Log Sheets, etc.)


  • RTA

  • Be knowledgeable of the Residential Tenancies Act and other landlord and tenant legislation
  • Plan and host tenantrelations events in building common areas such as rooftop BBQ and partyroom social events.

Safety

  • Ensure resident safety and security at all times
  • Respond appropriately and according to procedure for emergencies
  • Maintain fire safety logs, winter logs and resident list.
  • Ensuring all items in Fire Safety Plan and other safety plans are met weekly and monthly.

General

  • Provide 'oncall' service to tenants and property management for emergency services.
  • Maintain accurate stock control records
  • Assist in the management, assignment, and enforcement of parking.
  • Other duties as assigned by the Property Manager and Ownership

Skills, Abilities and Requirements:


  • 23 years property maintenance or facilities management experience
  • Maintenance and cleaning experience is an asset
  • Experience in minor maintenance and renovation
  • Display experience in people skills
  • Intermediate computer skills (Microsoft Office, including outlook, Word, Excel, Teams and internet browsing skills).
  • Experience with Yardi an asset
  • Excellent written and verbal communication skills
  • Selfmotivated and independent worker with effective time management skills
  • Handles pressure and able to delegate and prioritize accordingly
  • Valid Driver's license and access to vehicle (parking provided onsite)
  • Ability to lift up to 50lbs

Pay:
$35,000.00-$45,000.00 per year
