In this role, you will:


The Financial Analyst is responsible for the coordination and execution of financial analysis supporting multi-residential rental investment activities, including acquisitions and development for the growth of a multi-residential real estate portfolio.


The role will provide critical insights and business support to the Investment team and Senior Leadership, driving critical business decisions and aligning with the organization's strategic growth and market expansion goals.


  • Ensures timely and accurate preparation of underwritings for multiresidential acquisitions and developments to evaluate investment opportunities;
  • Coordinates with other teams and validates underwriting assumptions to ensure they are current and reasonable;
  • Identifies opportunities to improve the financial underwriting template and process;
  • Calculate sensitivity tables and prepare scenario analysis in order to provide context to management to assist in decision making;
  • Assist in the preparation and review of investment recommendation documents;
  • Assist with the review and analsys of due diligence materials;
  • Performs analysis to identify trends and opportunities;
  • Conducts lookbacks on projects to determine asset performance compared to the underwriting;
  • Ensures adherence to internal controls established to provide accurate financial analysis;
  • Continuously seeks additional analytical context by exploring and monitoring economic and industry trends, maintaining current knowledge of peer competitors
  • Is a collaborative contributor in the Investments team, builds strong relationships and liaises effectively with other Minto groups and external stakeholders;
  • Other duties within the scope, spirit and purpose of the job, as requested by management

We would like you to have:

  • University Degree (BA, MBA, CFA, Accounting or Finance related disciplines)
  • A minimum of three (3) years of relevant work experience
  • Proficient in Microsoft Office (Excel, Word, PowerPoint, Outlook)
  • Advanced Microsoft Excel knowledge preferred, including financial modeling
  • Knowledge in multiresidential property management, financial reporting, including asset financing (Convetional, CMHC, mezzanine and construction) preferred
  • Working towards an accounting designation or other professional designation program
  • Knowledge in calculating and interpreting investment performance (IRR, NPV, ROI, MOIC, incentives, promotes, sensitivity analysis, etc.)
  • Strong interpersonal and communication skills (listening, verbal and written)
  • Attention to detail with proven analytical and research skills
  • Demonstrated ability to convey clear and concise findings, both oral and written
  • Time management with the ability to manage multiple projects, deadlines and pressures
