RESIDENT MANAGER COUPLE (2-Person Team)
33 Kimberly Drive, Hamilton, ON. (65 Townhouse Units)

The superintendent (team) must live on-site in a unit provided by Victoria Park and _

Position Summary:


Reporting to the Property Manager, this position is responsible for the day to day on-site management and upkeep of the rental property including most aspects of maintenance and resident relations.


Starting Salary:
$14,953 salary + taxable rent and utilities valued at $5,493 per year for a 3-bedroom unit, for a total compensation of $20,446.

What will you be doing?

  • Respond to all resident maintenance requests, and respond accordingly.
  • Responsible for timely rent collection, deposits, and reporting.
  • Ensure accuracy and timely processing of purchase and work orders.
  • Conduct daily site inspections, identify deficiencies, and implement corrective action as required.
  • Schedule, assign and conduct preventative and ongoing maintenance, as required.
  • Show vacant units to prospective tenants.
  • Clean, inspect and maintain vacant units and prepare for new residents to move in.
  • Conduct the Annual Inspection of all units, and report back to Property Manager.
  • Distribution of written notices to tenants.
  • Respond to any resident concerns within a timely manner, in accordance with our client services standards.
  • Maintain the grounds, monitor parking, and remove ice and snow, when required.
  • Perform other related duties as assigned and outlined in the job summary.

What will you need?

  • Grade 12 Secondary School Education or equivalent.
  • Preference will be given to the applicant with prior experience as a Resident Manager.
  • Knowledge of the Residential Tenancies Act.
  • Must possess excellent communication skills to effectively deal with residents, contractors, staff and others.
  • Reliable, has a positive, customerservice oriented attitude.
  • Ability to use computerized systems.
  • Must have own tools and be able to perform minor maintenance repairs as required.
  • Must have proven experience in all facets of cleaning and minor maintenance.
  • Must be committed to the provision of nonprofit housing.

  • Required to regularly wear personal protective equipment
  • Frequent exposure to the elements
  • Hours of work are as required by the day to day management of the property and company there may be hours required outside of regular business hours.
  • Must be bondable and prepared to execute the Bondability Affidavit
  • A "Police Record Check for Working with the Vulnerable Sector" (at the applicant's expense) will be required.
