JLL is seeking a Building Operator to join the Maintenance Team at one of it's complexes in North York.

The Operator will be performing duties at a Class A office complex consisting of 2 office towers joined by a retail concourse with an area of 1.2 million square feet.

The complex is situated at Yonge & Finch and is directly connected to the Finch Subway station.


Responsibilities:

Responds to tenant and employee service calls and complaints in a timely and professional manner.
Responsible for the safe and efficient operation of the physical plant. Monitor and control the Building Automation along with critical tenant equipment.
Performs preventative maintenance on the base building plumbing, HVAC and electrical systems
Responsible to oversee and test the emergency life safety systems (diesel generator, fire panel, fire pumps, sprinklers and standpipe drain downs and refills)
Monthly meter readings for the 3 main utilities - electricity, water and gas along with tenant sub-metering
Respond to emergency situations should they occur during their shift
Provide assistance and oversee outside contractors to ensure compliance with building rules and regulations.
Performs water treatment testing and analysis, adjusts and modifies the chemical feed to ensure proper levels are being maintained.
Completes custodial housekeeping tasks in the mechanical/electrical room to ensure a safe workplace.

Perform regular inspections of the property to identify deficiencies, recommend and support the implementation of energy saving improvements and other sustainability initiatives.

Other duties and assignments may be added at the Manager's discretion.


Knowledge/Skills/Competencies/Education:

High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration or HVAC
Completion of BES 1 & 2, Operating Engineers license (SMA) or equivalent is an asset.

Ideally experienced in central computerized monitoring and central systems as well as the ability to read and comprehend detailed drawings in the electrical/mechanical fields.

Experience working in large Class A properties would be an asset.

Available to work various hours on rotating shifts, including days/afternoons/evenings/nights and weekends, on-call responsibilities, sick call as well as vacation coverage.

An annual schedule will be provided confirming the year's schedule (outside of unexpected changes)
Good interpersonal and verbal/written communication skills
Excellent troubleshooting and diagnostic skills
Experience with preventative maintenance on a variety of mechanical/electrical equipment
Experience with state-of-the-art Building Automation Systems
Experience with mechanical plant water treatment programs
Majority of time is spend standing, walking and working on ladders
Safety conscious while working with tools and around various equipment.
Must have the aptitude to learn state-of-the-art building management systems for future progression
Individual must be mechanically inclined and have 5-10 years' experience in building repairs/operations.
Basic interpersonal skills demonstrating professionalism and commitment to service excellence.
An ability to adapt to change and willingness to learn new things.

Ability to perform the requirements of the job with mínimal supervision and complete the assigned duties and responsibilities per agreed deadlines or established schedules.

Have a positive attitude and work well within a team environment.
