Project Manager, Design


Based in Vancouver, BC and reporting to the Director of Design, the Project Manager (Design) will be an integral part of the development team and forms a crucial role within a project-focused group, tasked with as a collective team for the successful delivery of a large scale, high-profile, multi-phased, fast-track, mixed-use project.

The two-phased redevelopment project over a 28-acres site, comprises of ~5 million of commercial, residential and institutional mix of uses, and ~2 million of 3-levels underground parking garage, with an underground connection to existing SkyTrain station.

And with 13 residential towers over commercial indoor/outdoor luxury retail mall with a dedicated 9-acres municipal park and extensive public realm landscape & hardscape.


This role will be responsible to work with the Director of Design to aid in successfully managing and overseeing the design management process for the overall development and ensuring that the best interests of the project and the required goals, expectations and objectives of the Ownership are met or exceeded.

With a broad experience in design and project management, the Project Manager (Design) will be a leadership role whose primary responsibility will be to aid in managing and monitoring a varied and expansive group of design & engineering consultants with the Director of Design towards successful completion of the project, along with appropriate handover of the development to asset management and operations.


As a
Project Manager, Design You Will**:

  • Make necessary recommendations to the Director of Design, Ownership and facilitate Ownership to render design decisions (base building and interior finishes) in a timely, expeditious and efficient manner.
  • Undertake multiple and varied concept & schematic design studies, peer reviews, and evaluate optionality scenarios in a short time frame and along with costbenefit analysis.
  • Aid in managing, review and coordination with various parties (i.e; Director of Design, JV Ownership, Owner's Rep/ PM, stakeholders, consultants, Authorities Having Jurisdiction, and contractors) to ensure design documents are prepared to meet required budget, schedule and sequence.
  • Coordinate and manage consultants to prepare, submit and secure permits, municipal approvals and entitlements.
  • Assist in matters related to construction phase, such that successful design phase enables successful construction delivery. Be involved in Construction Administration process documentation such as RFIs, SIs, CCNs, CDs, COs, etc. Support development team members in review, analysis and management of atrisk contracts with various general contractors, inclusive of various cash allowances, adherence to scope, exclusions, qualifications, etc.
  • Manage consultants and the design process towards thresholds for cost, sequence, and schedule set by the Ownership. Set clear expectations and ensure that deliverables are met, and work is getting done. If need be, get directly involved with a handson approach to resolve and achieve required results.
  • Review, identify and assist in managing any issues of material impact with Ownership, such as quality and aesthetics. Always keeping in mind cost and schedule thresholds.
  • Continuously identify value engineering options and innovative solutions to improve and optimize project delivery.
  • Oversee consultants' obligations during the process of deficiencies inspection, corrections, closeout and occupancy.
  • Must be stationed locally, but mobile, and able to adapt to situations quickly in a fastpaced and dynamic environment. Visit construction site as and when necessary to stay abreast of work progress.
  • Have and maintain excellent working relationship with third party industry entities to remain "in the know" on relevant market trends, code, bylaws, challenges, and opportunities.

Your Background:


  • Minimum 810 years working experience as a designer and project manager on largescale, complex, multiphased, fasttrack real estate development projects, involving transit and retailoriented mixeduses with luxury highrise residential.
