***: Under the supervision of the VP of Operations, the
Sales Manager assumes a leadership role responsible for overseeing leasing operations and driving business expansion within the real estate portfolio. Key responsibilities involve maximizing revenue, achieving occupancy targets, and ensuring client satisfaction throughout the leasing process. This position requires a strong focus on innovation, creativity, and the effective implementation of sales strategies.


YOUR RESPONSIBILITIES AND TASKS WILL BE:


Sales Responsibilities:


  • Foster a sense of community within the buildings by collaborating with Marketing and Operations, including organizing tenant events and improving communication channels.
  • Assist in various aspects of leasing agent management, such as selection, training, coaching, and performance management.
  • Develop and finetune promotion and concession strategies based on market dynamics and customer demand.
  • Maintain accuracy in all sales and leasing documents to uphold professional standards.
  • Establish and enforce customer service standards to enhance the organization's reputation as a top provider of hospitality.
  • Encourage leasing agents to minimize unit downtime by actively renting out vacant properties.
  • Design and deliver comprehensive sales training programs that emphasize innovative followup methods and exceed lead response benchmarks.
  • Provide ongoing feedback and guidance to leasing agents based on regular monitoring of sales calls and communications.
  • Implement efficient sales procedures using advanced listing management systems, covering processes from guest card creation to lease signing.
  • Analyze leasing metrics and collaborate with the Marketing team to make informed, datadriven decisions.
  • Coordinate and participate in leasing events, leveraging shortterm promotions and social media channels to maximize exposure.
  • Conduct periodic competitive analyses and suggest pricing adjustments to stay competitive in the market.

Property-related responsibilities:


  • Manage the sale and leasing of remaining units efficiently.
  • Ensure stable occupancy rates amidst market competition.
  • Strategically plan for new property arrivals, anticipating market shifts.
  • Optimize unit revenue through strategic leasing tactics, including competitor analysis and targeted renovations.
  • Establish corporate partnerships with entities like Microsoft and Wells Fargo.
  • Investigate opportunities within the student housing market.
  • Develop a leasing plan with clear objectives for each operational period.
  • Organize and manage regular sales events in preparation for property openings.

Partnerships

  • Foster relationships with property owners, brokers, and real estate professionals to build a strong network.
  • Engage with the Chamber of Commerce for networking opportunities and collaboration.
  • Partner with municipalities to promote both the property and its location effectively.

THE REQUIREMENTS FOR THIS POSITION ARE:

  • Bachelor's degree in business, real estate, management, marketing, or a related field
  • 3-5 years of real estate experience
  • Proven record of success with the entire sales process, from planning to closing
  • Strong customer service skills to build and maintain relationships with clients and external partners
  • Excellent administrative skills to handle paperwork, contracts, and documentation
  • Competences in formulating and executing a sales strategy
  • Organizational skills to manage multiple clients and properties simultaneously
  • Knowledge of property management principles and practices
  • Experience with customer relationship management (CRM) software
  • Fluent in both English and French (verbal and written)
