Description

Assists the Building Services Manager with a variety of maintenance repairs and services within the Maintenance and Housekeeping Department to ensure excellent housekeeping and building esthetics standards.

Further assists in ensuring that all physical operations are maintained and required record keeping as directed is conducted.

In accordance with applicable codes and regulations, performs general routine maintenance, minor repairs and servicing operations, and assists in performing cleaning services to aid in maintaining the facility in a clean and safe manner.

DUTIES AND RESPONSIBILITIES

As directed and in accordance with applicable codes and regulations, performs a variety of routine maintenance, service and repair operations to maintain facility, equipment, furnishings, fixtures and grounds in proper condition.
Observes and monitors all areas of the facility for ongoing maintenance requirements and carries out preventive maintenance programs as directed.
Performs maintenance of equipment, and repairs to plumbing and electrical systems such as repairing electrical switches, replacing tap washers, replacing belts, fan filters, lubricating motors and hinges, etc.
Performs typical work such as replacing fuses and light bulbs, repairing call bells, clearing drains, repairing beds, chairs, tables, etc., patching and painting, drywall repairs replacing ceiling tiles, removing garbage/recycling, replacing filters
Provides general assistance to skilled tradespersons such as mechanics, electricians, carpenters, plumbers, painters, etc., as required.
Conducts regular maintenance rounds to ensure all life safety, building and support systems are functioning properly.
Following specific procedures, work patterns, and routines, performs tasks such as: mixing cleaning solutions for nursing and housekeeping staff, delivering supplies, washing floor manually and with a machine as required, cleaning windows and light fixtures, sweeping and scrubbing areas such as janitor's closet, service areas, laundry rooms, dining rooms, and elevators, performing heavy housekeeping duties and small repairs.
Removes and rehangs roller shades, curtains and drapes.
Cleans ceiling fixtures and vents.
Moving and storing supplies as well as furniture and equipment.
Adheres to established policies and procedures regarding quality assurance, safety, environmental and infection control.
Ensures the privacy and safety of residents during performance of duties.
Performs outside work such as emptying garbages, shoveling snow, sanding/salting of sidewalks and parking lot as required.
Maintains work area in a clean, orderly and safe manner and ensures proper care in use of tools, equipment and supplies.
Performs other duties as assigned by Building Services Manager.

Physical Requirements

Lifting alone, maximum 50 lbs lbs. Usual);
Lifting with assistance, maximum 160 lbs lb. Usual) as a minor job function;
Pushing/pulling, using wheeled equipment such as carts, trolleys with contents that weigh a maximum of 200 lbs lbs. Usual) as a minor activity;
Stretching/reaching on a regular frequency throughout the shift as an essential job function.
Walking, with possibility of some upstairs walking, as a major job function;
Standing, for lengths of time, up to four hours maximum. (1-3 hours usual) as a major job function;
Bending/stooping on a regular frequency as a major job function;
Carries and transports objects of various sizes, to a maximum of 75 lbs lbs usual) as a minor job function;
Must be able to move and lift equipment and supplies of various sizes and weights;
Must have visual and hearing acuity to recognize the need of assistance required by residents.

Health and Safety

Is aware of employee's responsibilities and follows all health and safety policies and procedures as set out in the employee safety program handbook and departmental manuals;
Works safely to reduce the risk of injury to self, co-workers, and Residents;
Is alert to and promptly reports all actual or potentially hazardous situations to immediate supervisor.
Does not operate or use faulty equipment;
Wears personal protective equipment (or clothing) as required by task, S.D.S. or residence policy;
Promptly reports personal injury to supervisor and seeks first aid as needed;
Participates in fire safety demonstrations and fire drills, and knows the residence fire and emergency plans;
