Located in
Edmonton, Alberta and reporting to the Director, Mortgage Underwriting the
Mortgage Funding Analyst will work with the Mortgage Origination team to underwrite and analyze commercial mortgage investments with a
specific focus on assisting and facilitating the funding of loans on behalf of our borrower clients.


This is a position that works in a
team-based and collaborative environment focusing on delivering high-quality market analysis, detailed loan underwriting, and a high level of client-centric service for loan funding and closing.

This position will expose the analyst to a wide variety of commercial real estate transactions and provide industry-leading exposure to commercial real estate underwriting fundaments and is delineated by two distinct competencies which include both loan underwriting, and loan funding.

Education and Skills

  • Bachelor of Commerce Degree or diploma (Major in Finance, Economics, or Math).
  • A minimum of 2 years of experience in the Commercial Real Estate Industry is required.
  • Excellent financial analysis research and underwriting skills.
  • Strong interpersonal and communication skills.
  • A clear understanding of cash flow statements, preparation, and analysis.
  • High attention to detail.
  • Ability to multitask and work in a fastpaced environment.
  • Strong level of knowledge in Excel required to include formulas, pivot tables, charting, etc.
  • Past teamwork, and team player focus and experience required.
  • Knowledge of the Real Estate or Finance Industry is an asset.
  • Demonstrated strength in critical thinking and problem solving.
  • Proven communication skills, both verbal & written, including the ability to challenge others with diplomacy and tact when appropriate.
  • Proven ability to maintain a low error rate under high work volume and short deadlines, using time management skills and a high level of detail orientation.
  • Ability to develop and maintain a positive working relationship with a variety of internal and external stakeholders, including but not limited to brokers, solicitors, and investors.

Loan Underwriting Responsibilities:


  • Work with our mortgage professionals to underwrite and analyze commercial mortgage investments.
  • Evaluate the quality of the mortgage investment through analysis of operating statements, rent rolls, financial statements, market data, thirdparty engineering reports, and appraisals.
  • Preparation of proformas, cash flow models, and projectspecific underwriting.
  • Obtain and share market data with the entire origination group (market reports from brokerages, CMHC Data, Cost Consultants reports, etc.).
  • Maintain a database of market data (ie. comparables for lease rates, vacancy rates, construction costs, etc.) and share it with the origination group.
  • Review and summarize all thirdparty reports (appraisals, BCA's, Environmental, etc.).
  • Organize and manage all projectrelated documentation, information, and folders.
  • Assist the Mortgage Origination team in structuring mortgage opportunities based on the investment criteria of over 100 sources of mortgage capital available to Canada ICI.
  • Completion of an institutional quality Mortgage Investment Brochure.
  • Ensure all written and electronic documentation meets compliance requirements while maintaining highly organized and current data files for all client sales folders.
  • Establish relationships with thirdparty report providers (appraisers, engineers, cost consultants).

Loan Funding Responsibilities:


  • Working with the Origination team to manage and coordinate the funding process.
  • Review of a wide variety of mortgage loanrelated documentation from various lenders including Canada ICI's servicing clients and 3rd party lenders.
  • Comparison and analysis of documentation received, against agreedto terms contained in documentation including term sheets and commitment letters.
