Description
The Supervisor, Maintenance Effectiveness is accountable to the Manager, Operations for provision of high-standard uninterrupted building and site operations services and for the execution of the residential maintenance program which encompasses developing, planning, organizing, controlling, implementing, and facilitating all aspects of maintenance throughout his/her portfolio.
The Maintenance Effectiveness Supervisor oversees the maintenance and assists in construction programs and works to unify operations to create efficiencies while utilizing the full potential of the maintenance staff.
DUTIES AND RESPONSIBILITIES

Building Operations
Inspects all building and site operations in the areas of facilities and equipment maintenance (incl. mechanical, electrical, power, plumbing, security and other auxiliary equipment), HVAC, elevating devices, fire and life safety, emergency, ground-keeping and security to ensure the property adheres to the existing building & fire codes as well as existing company policies & procedures.

Preventative Maintenance
Assists in the design, planning, implementation, supervision and tracking of Monthly, Quarterly, and annual property specific Base Building and in suite systems, mechanical, and other required Preventative Maintenance programs for all properties within portfolio.
Inspects and maintains repair logs for the property to ensure uninterrupted operation.-
Building Inspections
Oversees the routine inspections and preventative maintenance, where required, of non-vital building systems and report on issues as they arise; routinely inspects/performs roof maintenance, drain and leak inspections to ensure uninterrupted operation of non-vital building systems.
-Building Projects
Assists in developing detailed scopes of work and bid lists for assigned projects. Reviews bids to make informed recommendation to Operations team and Asset Management on awarding contracts.

Building Improvement
In partnership with District Managers develops and implements various policies & procedures, performs design reviews and approvals, coordinates contractors, supervises and inspects construction sites, prepares progress reports and otherwise closely works with other business units to ensure that all facility upgrade/retrofit as well as capital projects, environmental projects and landlord base building & tenant leasehold improvement work are performed on time and within approved budget.
-Continuous Improvement
Monitors, analyses and reports on various operations metrics (maintenance, insurance claims, equipment utilizations, utilities usage, project data, security reports etc.) and suggests continuous improvements to ensure that all facilities and site equipment and systems are utilized and maintained in the most cost-effective manner; stays current on best practices in the industry pertaining to building operations, core building systems and energy management and ensures that the best practices are continuously reviewed for compatibility and match with the managed portfolio of properties to achieve operational efficiencies.
-Planning and Budgeting
Participates with Operations Managers, Construction Manager, District Managers, Asset Management on creation of ten year Capital Plans and Capex forecasting to ensure the overall asset management goals, approved budget and objectives for the property are met.
-Stakeholder Relationships
Builds trust and maintains positive and value-adding relationship with residents, onsite associates, government authorities, businesses, contractors, other business units, customers, investors etc.
-Occupational Health and Safety
Partners with District Manager participating as a member of all relevant Occupational Health and Safety Committees. Assists District Manager as needed with Action Planning and execution of required Health & Safety improvements.
Any other job related duties and/or projects that may be assigned.
Minimum Requirements
Skills, Knowledge, Experience and Education
- Minimum 7 years of relevant work experience
- Previous experience with largescale HVAC systems, exceptional background managing maintenance programs.
- Working knowledge of Yardi Voyager
- Valid graduated drivers' license.
- Excellent interpersonal skills.
- Excellent organizational skills.
- Strong communication skills both verbal and written.
- Strong team building and management skills.
- Previous experience in a real estate environment is an asset.
- Certification in one of the core building operations systems (e.g., HVAC, Boiler etc.) is an asset.
- Experience managing teams and projects is an asset.
