RESIDENT MANAGER/CARETAKER

DUTIES & RESPONSIBILITIES

MANAGEMENT & SUPERVISION

  • Ensure that all tenant complaints and problems are handled efficiently and diplomatically. Maintain good resident/management relations.
  • Ensure that all new owners on move-in and move-out procedures, deliveries, garbage, parking, pool use, etc.
  • Enforce the rules and regulations as established by Strata Corporation with regard to occupants, guest, pets and vehicles.
  • Supervise all work being performed at the property.
  • Assist with property inspections as required.
  • Report the Management Company any problems, repairs necessary or emergencies.
  • Schedule all move-ins and move-outs.

CARETAKING

Interior

  • Vacuum and dust all hallways twice weekly, and more often at front lobby, and stairwells as required. Clean all spots on floors.
  • Clean and damp mop common area and laundry room floors daily or as required. Strip and wash as necessary.
  • Clean and remove marks from all common area walls, and doors including hallways, stairwells, etc.
  • Clean windows daily.
  • Check all lights daily and replace bulbs, and fluorescent tubes, as required.
  • Check all door operation daily. Maintain all door hinges and closures-grease, oil and adjust, as required. Check and ensure all exterior doors close, and lock properly.
  • Clean all laundry machines daily.
  • Clean ashtrays and garbage containers, and dispose of discarded mail, papers, etc. daily.
  • Check all common areas daily inspect for leaks, damage, proper temperature, fans operation, etc.
  • Empty all garbage containers daily.

Exterior

  • Sweep all entrances and walkways regularly. Keep all drains free of leaves and debris-check daily.
  • Sweep parking lot and garage monthly.
  • Shovel snow, salt at entrances and perimeter according to Burnaby by-laws.
  • Maintain and water all landscaped areas, as required.
  • Inspected ground daily and keep free of all debris, including cigarette butts and small bits of paper.
  • Supervise garbage, removal tor pick
- up. Inspect and clean garbage area daily.


Fitness Room, Pool and Equipment

The following tasks are to be performed:

  • showers and sauna, and pool room floor to be cleaned, and mopped,
- plumbing fixtures, vanities and showers to be cleaned,
- fitness equipment checked for damage or wear and operation,
- fitness room floor vacuumed, mirrors polished.


Maintenance

  • Minor maintenance items are to be done as required.
  • Other repairs and tasks as capability, and time permit.

Pay:
$50,000.00 per year

Experience:


  • Cleaning: 1 year (preferred)
- janitorial: 1 year (preferred)
