Buildings Superintendent (5th Class Power Engineer)


Reporting To:

CEO

Salary:
$27.456/hr. $31.829/hr.


Direct Reports:
Building Maintenance Support Staff


Hours:6:00 am - 2:00 pm (with 30-minute paid lunch on-site and on-call)

Monday - Friday (with some evening/weekend and on-call required).


Position Overview


Under the general direction of the
CEO and while demonstrating a commitment to the Mission and values of the Winnipeg Clinic, the Buildings Superintendent oversees the Clinic's building operations, facilities management, and supervises the building maintenance and housekeeping staff, ensuring a safe, efficient, and well-maintained environment for patients, staff, physicians and visitors.

The Building Superintendent will maintain and perform routine and preventative maintenance/repairs, with inspection of all aspects of facility operations and security, including (but not limited to) the building envelope, building systems (mechanical, electrical, HVAC, plumbing, other), overall building maintenance, and the grounds (internal/external properties) for the Winnipeg Clinic.

The Building Superintendent responds to emergency calls for such infrastructure, with some weekend/holiday overtime work required (e.g. boiler checks and tending to projects that cannot be completed during the weekdays). Other duties as applicable.


Experience and Qualifications:


  • Five (5) years' experience in supporting mechanical building systems, heating, ventilation, cooling systems and their components in health care or similar institutional facility
  • Three (3) to five (5) years' experience in supervising staff
  • Other combinations of relevant experience may be considered
  • Valid Class 5 Drivers License

Education:
(Degree/Diploma/Certificate)


  • Grade 12 or equivalent
  • Valid Manitoba or Interprovincial 5th Class Power Engineer Certificate; and
  • Certification and/or experience in other related trades would be an asset, i.e. electrical, plumbing, painting, refrigeration, carpentry and HVAC

Qualification and Skills:


  • Strong leadership and team management abilities to supervise and motivate staff, encouraging high performance and maintaining a positive work environment
  • Excellent communication and interpersonal skills to liaise effectively with staff, contractors, and stakeholders
  • Strong analytical and problemsolving skills to identify issues, implement solutions, and make sound decisions under pressure
  • Required to perform record keeping of facility maintenance operations to meet or exceed regulated safety requirements
  • Maintain comprehensive records of all work completed
  • Ability to work on own initiative with little supervision/direction
  • Demonstrated independent and collaborative decisionmaking skills
  • Ability to take direction
  • Lift and carry heavy machinery (pumps, compressors, etc.); Other (boxes, moving desks; shoveling snow etc.)
  • Demonstrated ability to communicate in English; both orally and in writing

KEY RESPONSIBILITIES:


Customer Service

  • Ensure that a superior level of cooperation, service and support is provided to all physicians, staff, patients and visitors, ensuring a safe, efficient, and wellmaintained environment.
  • Promptly respond to issues and service requests

Operations:


  • Oversee preventive maintenance, repairs, and inspections of powerrelated equipment, including boilers, chillers, generators, and other mechanical systems, ensuring compliance with regulations and optimal functionality
  • Perform general and specialized maintenance and repairs to site properties and surrounding properties
  • Complete and oversee assigned service requests for both interior and exterior, and common area issues in a timely manner
  • Complete and oversee clinical exam/office turnover activities, including both light and heavy maintenance; this could include repair or replacement of fixtures, basic carpentry, floor restoration, painting etc.
  • Complete and oversee repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, and basic electrical repairs, safely use and maintain tools of the job
  • Inspect grounds, facilities, and equipment to determine if repairs or preventative maintenance is required
  • Take initiative to correct deficiencies as necessary by maintaining clean and garbage free lobbies, hallways, and properties, replacement of light bulbs, plumbing, minor electrical, utilizing a snow blower & limited shoveling of entrances/exits etc.
  • Maintain and oversee the cleanliness and organization of all electrical, mechanical and work areas; as well as supply and storage areas
  • Perform all facets of the job in accordance with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, Human Rights, Plant Supervision, other
