The Opportunity:

The Building Operator, Level 3 is an entry or junior level building operator who will be assisting the operations team in technical day to day activities.

The primary responsibility is to ensure that the assigned facilities are being maintained to run continuously in a safe and environmentally responsible manner while ensuring customer and clients need are being met.


What You Will Do:


  • Monitor, inspect, maintain building systems such as HVAC, Electrical, plumbing, lighting etc.
  • Ensure proper operation of Fire and Life Safety systems.
  • Monitor HVAC equipment performance through building automation and make necessary adjustments.
  • Perform minor repairs as required, (drywall, tiles, paint, plumbing, etc.)
  • Oversee contractors' preventative maintenance and repairs and ensuring works are performed safely while meeting the building codes and standards.
  • Maintain, repair or replace washroom fixtures.
  • Manage lighting systems, adjust control devices and replace light bulbs.
  • General maintenance, including housekeeping such as sweeping and pressure washing.
  • Assist with waste and recycling program, environmental assessments and reporting.
  • Participate and complete corporate occupational health and safety program and trainings.
  • Respond to tenant service requests through the computerized management system.
  • Assist with insurance and risk management inspections, remedial actions and reporting.
  • Stay uptodate with new industry practices, legislative changes and new technologies.
  • Replace fan belt, filter etc and perform tasks required by preventive maintenance program.
  • Respond to after hour emergency incidents and take appropriate actions.
  • Coordinate operations with Clients, Contractors and other BentallGreenOak employees.
  • Make suggestions and recommendations to Operations Manager in improving performance of building systems and components.
  • Embrace and proactively support BentallGreenOak's culture of environmental responsibility and social responsibility.
  • Participate in tenant and staff community support events as appropriate.

Who You Are:


  • 1 year work experience related to building operations, trades, or construction is an asset.
  • Entry level skills in Microsoft Office.
  • Experienced with using hand and power tools.
  • Ability to work after hours and modified shifts as per building needs.
  • Hold a valid driver's license, able to attend emergency call in timely manner.
  • Valid Scissor lift license and safety certifications such as working at height and fall protection, are assets.

  • Comfortable working in various environmental conditions, including exposure to inclement weather.
