The Municipality of Chatham-Kent has an opening for a permanent full-time Building Maintenance -Tilbury, in the Drainage, Asset & Waste Management division.
Job descriptionThe Building Maintenance staff are responsible for the building maintenance of Housing Asset projects.
Essential responsibilities
Demonstrate Chatham-Kent's core values and competencies
Secure vacant units
Ensure all vacant units are made ready for occupancy as soon as possible (i.e., within 7 working days for minor repairs and 14 working days for major unit repairs), reporting to Manger Housing Assets where this is not possible and providing rationale for same, including required move-out cleaning and minor maintenance repairs
Clean and maintain all interior building common areas, lounge/kitchen, laundry rooms, garbage rooms, washrooms, mechanical rooms, equipment and storage areas including the replacement of light bulbs, etc.
Minor maintenance repairs:
plumbing, light bulbs, clearing drains, minor electrical and equipment repairs
Clean/wash hallways, stairwells, and windows in common areas; clean/wash stairwells, stairs, walls, windows, in units
General clean-up around garbage dumpster; disposing of all garbage and abandoned furniture, etc.
Inspect parking lots for required asphalt repairs as a result of oil spills and heaving
Perform grounds keeping tasks, grass cutting, shrub/flower bed maintenance and upgrades, trimming, edging, picking up litter, etc.
Clear all snow and ice as required, sand and salt common area sidewalks, entrances etc., including after hours and weekends
Ensure proper and legal notice has been given to tenants for entry to any occupied unit
Ensure tenant is aware of charges for repairs, if appropriate
Conduct regular inspections and maintain all mechanical equipment
Maintain general security, ensuring doors are properly secured
Coordinate work required by any contractor or supplier, and request work orders be issued by Manger Housing Assets or Housing Assistants.
Other duties as reasonably assigned by the manager of Housing Assets which may include working at other housing locations periodically
Maintain the fire logbook, electrical safety authority work logbook, personal daily/incident log book.
Record any "incidents" relating to injury or vandalism and contact ambulance or police personnel; appropriate records to be maintained in an incident logbook
Perform incoming and outgoing unit inspections, and prepare reports
Emergency attendance (i.e., water shut off, etc.) at units, as required
Report any abandoned units to the manager, tenant relations
Report maintenance problems or serious maintenance issues to Manager Housing Assets
Report resident complaints and incidents to the manager, tenant relations
Report disturbances to the manager, tenant relations and/or police
Monitor and assist in case of fire alarms
Respond to maintenance requests from tenants and ensure repairs are completed as necessary, determining if tenant has caused the need for repairs as a result of willful damage or negligence and estimate the charge back to the tenant (based on time and material and life expectancy of the product(s) being repaired)
Assist tenants on lockouts
Where applicable, observe and report to Manager Housing Assets on work performed by outside contractors
Essential qualifications
Secondary school diploma or equivalent education (i.e., GED certificate)
Knowledge of modern janitorial and grounds keeping methods, equipment, procedures and skilled in their uses
Ability to accommodate and communicate with a diverse tenant group including tenants with physical, mental or developmental issues or from different nationalities
Knowledge of modern janitorial and grounds keeping methods and procedures
Able to affect minor maintenance and equipment repairs
Other qualifications
Related post-secondary education preferred (including courses or workshops)
Work environment/hours of work
This position works indoors and outdoors.
This position works weekday hours, with occasional evening and weekend hours.
COVID-19 Vaccination
The Municipality of Chatham-Kent no longer requires a COVID-19 vaccination as a condition of employment. Although it is not mandatory to be vaccinated, it is highly encouraged.
Driver's licence/vehicle requirements
Because this position would be required to travel, a valid Province of Ontario driver's license with a reliable motor vehicle is necessary.
