Your Role on our Team:

Development Analyst assists in all aspects of high-rise and low-rise residential and mixed-use development projects, including acquisitions, visioning, planning approvals, detailed design and construction of low-rise subdivisions, overall budgeting, scheduling, and financial reporting.


In this role, you will:


  • Prepares advanced proforma models and other quantitative analytical support to aid management in evaluating various development decisions
  • Assists with acquisitions, including initial site identification and analysis, preparation of offers, and subsequent due diligence
  • Reviews and summarizes various technical documents—planning, engineering, legal, financial, etc. to evaluate concerns and opportunities, and assisting in their preparation and revision
  • Assists with, and then reviews and incorporates, qualitative and quantitative market research and analysis to understand potential homebuyer segments and competing products to inform product offering, pricing, and demand
  • Reviews site and building drawings and statistics to validate proforma analysis, including measuring and remeasuring plans as well as making modest design changes thereto, as well as provide a constructive site plan and product design input into programrelated decisions
  • Coordinates detailed engineering design and assists with the tender, evaluation, award and administration of earthworks and site servicing contracts for lowrise developments
  • Interacts with various internal departments to ensure financial and nonfinancial inputs and assumptions are current and accurate
  • Assists Sales & Marketing and Construction, in the leadup to sales launches as well as construction starts
  • Reviews, tracks, and provides updates on overall project budgets and schedules, including cash flow forecasts, variance analysis, partner reporting packages, etc., and assists with loan draws and other elements of construction financing
  • Succinctly and accurately prepares agendas and minutes for internal and consultant meetings to track project progress as well as ongoing responsibilities and deadlines
  • Prepares financial and nonfinancial reports and presentations for the team and/or internal stakeholders
  • Researches specific political, regulatory, and market trends to keep the business informed of potential changes within the development industry
  • Works with the Development team and assists with general administration as required; and
  • Other duties within the scope, spirit, and purpose of the job, as requested by management

We would like you to have:

  • A university degree in a related field is required (engineering, planning, architecture, etc. OR business/finance with a real estate emphasis)
  • A minimum of one (1) year of relevant work experience within the residential real estate development industry, including coop and/or other internships
  • A high level of skill working within Microsoft Office, including extensive Excel modeling experience
  • Demonstrated ability or aptitude analyzing site, building, and suite plans as well as other technical drawings (AutoCAD experience is a plus)
  • Demonstrated ability or aptitude in financial and other quantitative analysis, particularly financial modeling
  • Demonstrated ability or aptitude for analyzing complex contracts and other legal and regulatory documents, such as official plans and zoning bylaws
  • Clear, concise, and cogent writing as well as compelling PowerPoint presentations are particularly valued
  • Demonstrated thoroughness and attention to detail, while also possessing a highlevel strategic perspective
