    POSITION OVERVIEW:

    This role is located at our Yonge & Eglinton Office. Reporting to the Director, RioCan Living Operations, this position will be responsible for all aspects of managing a small portfolio of residential properties within RioCan Living's national portfolio. The portfolio is located throughout the GTA, Ottawa, Montreal, and Calgary with a robust development pipeline in these and other major Canadian markets.

    Major areas of responsibilities include creating and managing annual operating and capital improvement budgets, personnel management, maintaining alignment and collaborative relationships with various departments, partners and markets in their portfolio, and other related property management duties.

    RESPONSIBILITIES:
    • Oversee day-to-day management of the residential portion of mixed-use properties, including third party management if applicable;
    • Interact and effectively communicate directly with owner representatives on financial performance, property operations, staffing and resident relations;
    • Approve or decline resident applications based on background and credit checks. Approve completed lease documents for execution;
    • Monitors collection of rental payments, undertakes arrears collections, negotiations, eviction proceedings, etc. to ensure proper collection of accounts receivables;
    • Ensure timely, appropriate resolution of resident-related outstanding receivables involving dispute reviews, defaults and bailiffs;
    • Responsible for property revenue and expenses including operating within an approved budget; analyzing monthly financial statements and variances, preparation of monthly management reports and submitting accruals for yearend financials;
    • Preparation of monthly and annual revenue, expense and capital budgets and reforecasting;
    • Oversee the preparation of various financial reports pertaining to variance analysis, vacancy rates, rent roll review, and other relevant reporting information;
    • Arrange new and renewal leases, conduct tours of vacant units to prospective residents;
    • Monitor resident compliance with lease agreements and resolves problems and concerns;
    • Coordinate with the RioCan Operations and/or Leasing Department for landscaping, snow removal, cleaning, preventative maintenance and mechanical and vehicular maintenance for assigned properties;
    • Oversee the execution of third party contracts as required;
    • Conduct regular site visits and unit inspections to assess condition of properties and ensure cleanliness, efficient operation, maintenance and repair of the properties;
    • Ensure compliance with government legislation including but not limited to: The Residential Tenancies Act, Fire Code, Occupational Health and Safety Act and RentSafeTO;
    • Identify and address issues and problems relating to life safety, liability and potential negligence situations that could impact RioCan, its contractors, residents and / or customers;
    • Confer with Maintenance Supervisor / Operations Manager on property issues and recommend improvements to properties, as required;
    • Conduct long-term planning to accommodate structural, environmental, system, equipment and furnishing repairs, replacements and enhancements;
    • Foster and maintain positive resident relations through site visits, customer meetings, correspondence, newsletters and by being accessible and providing timely and effective service and response to enquiries and requests;
    • Oversee our RioCan Life Program and ensure the successful execution of onsite events and programming, approving welcome and renewal gifts, move-in experience, annual RioCan Living Tenant Satisfaction Survey, etc;
    • Ensure that RioCan's Health and Safety policies are routinely assessed at the property level;
    • Handle all resident inquiries, concerns in a prompt, and courteous manner;
    • After hours availability in case of emergencies at the property as a secondary responder;
    • Other duties / projects as required.
    QUALIFICATIONS:
    • BA or BS, or the equivalent knowledge or experience;
    • Minimum of 3 years of experience in property management / administration within a residential environment;
    • Post-secondary education in business or real estate. RPA or CPM designation as asset;
    • Proven knowledge of the Residential Tenancies Act in Ontario;
    • Customer Service Managerial skills;
    • Demonstrated financial management skills;
    • Demonstrated focus on delivering results and providing exceptional resident service;
    • Excellent verbal and written communication;
    • Proficient in Word, Excel, Outlook, and PowerPoint;
    • Experience with Yardi, JDE, Power BI preferred;
    • Ability to travel for a few days quarterly to residential locations within the portfolio.
