Position Summary:


Reporting to the Operations Supervisor, the Maintenance Technician completes repairs and preventative maintenance at assigned sites while maintaining a safe working and housing environment.


Typical duties will include, but not be limited to general maintenance and repair in carpentry, plumbing, specific grounds maintenance and snow removal, and building systems, including structures, interiors and equipment.

The Maintenance Technician will oversee the operation and servicing of building systems such as HVAC, plumbing, and security and will identify electrical issues.

Responsibilities also include the completion of daily logs, the ability to maintain accurate and concise records, implementing scheduled testing and exercising independent judgment as necessary.

When requested or as needed, provide assistance to contractors and emergency personnel, and report social concerns and incidents to appropriate staff.

This position will normally work 35 regular hours per week and may require occasional after-hours emergency callouts.

Role and Responsibilities:


  • Maintain and promote the confidentiality of tenant information and other data.
  • Interact with tenants and the public as necessary in performing duties and providing customer service.
  • Applies approved operating policies, procedures and legislation and supplements the judgment and initiative
of the Operations Supervisor.

  • Uses initiative and judgment to solve problems at countyowned municipal and housing properties.
  • Performs carpentry repairs to interior/exteriorincluding doors, windows, screens, kitchen cabinets,
countertops, moulding and baseboards, replace caulking and weather stripping, repairs to floor and tub tiles,
interior/exterior walls, porches, steps, drywall repairs and replacements.

  • Plumbing repairs include the replacement of sinks, toilets, vanities, showerheads, and faucets, general repairs to
these items include the unclogging of drains and toilets and flushing water heaters. Performs general plumbing
maintenance such as repair of leaks in drains and faucets, and replacing drain hoses or washers. Plumbing work
may consist of hot work and soldering of pipes.

  • Identify and investigate electrical concerns and request an electrical contractor to complete the work, if
required.

  • Performs mechanical repairs to items such as door closers, deadbolts, locks and other door hardware as
required.

  • Service appliances, which includes troubleshooting concerns with building washers and dryers, refrigerators
and stoves, and air conditioning units.

  • Maintain keys and key log books.
  • Assess, prioritize and implement a routine to ensure the timely completion of tasks.
  • Maintain main entrance doors and closet doors through all Housing units.
  • Monitors fire alarm systems and equipment, troubleshoot problems with life safety equipment and ensures
repairs are conducted in a timely manner.

  • Oversees the operations and servicing of the HVAC systems, equipment, and accessible lift. Make
adjustments to the building automation systems. Perform furnace troubleshooting.

  • Ensures maintenance of grounds by completing repairs to fences and snow removal from County buildings
and Housing Corporation buildings, as required.

  • Authorization to purchase supplies and equipment within predetermined limits at local outlets for repairs
and maintenance of apartment buildings and family units and County buildings. Authorization to procure
local trades as required in the absence of a direct supervisor or in emergency situations.

  • Acquire and have knowledge of all County buildings in case of emergencies, ie gas shutoffs, water supply,
main electrical disconnects, sprinkler systems, etc.

  • Assist with the development of the scope of work for moveout unit restorations.
  • Replace displaced security cameras, and report vandalism.
  • Provide daily administration of all life safety systems including fire alarm systems, sprinkler systems,
emergency lighting and generator equipment for compliance with the Fir
