With over 20 years of experience amongst the senior management, Pearl Builders deliveries a wide variety of projects. We manage projects from construction to property management encompassing a complete design/build. Our work ranges from the management and development of complete new builds, refurbishments and fit-outs for Companies.
The Project Coordinator will work closely with the Project Manager and Site Superintendent to efficiently manage the projects documentation, submittals, reviews, and quality management processes.
Job Duties:
- Review Contractor submissions for conformance with the Contract Documents prior to sending for technical review.
- Track, monitor and expedite submittals to ensure they are reviewed and returned within the specified times.
- Communicating with the project team to assist with the monitoring and control of budgets and schedules.
- Professionally and courteously handle all inquiries, feedback, complaints or concerns.
- Ensure a high level of resident relations is maintained through regular contact and proactive attention to resident needs
- Assist the Project Manager with preparation of minutes of meeting, various reports, tracking of outstanding RFIs, Change Orders, Site Safety Reports etc.
- Oversees the interior and exterior maintenance and repairs, landscaping and painting, electrical and plumbing systems, windows, doors, elevators and floors.
- Establishes relationships with suppliers, vendors, contractors, and all others serving the community and company
- Respond to afterhours emergencies
- Efficiently manage the Contract Submittals process
- Flagging budget or schedule issues to the project manager
- Identifying the need for change orders
- Assisting with the preparation of change orders
- Conducting preliminary review of prebills and assisting with invoicing
Requirements:
- At least 35 years' of previous Construction project coordination experience would be considered as an asset.
- Experience of record keeping, estimating, scheduling, cost control and contract management.
- Highly motivated with an ability to work under mínimal supervision.
- Enjoy working as part of a team and possess good communication skills and a friendly, pleasant manner.
- Good computer skills, including knowledge of Microsoft Word and Excel
