This is an exciting opportunity for the right person to help build the research team within Wesgroup. The research team has the mandate to provide insights on the markets that Wesgroup competes in. Wesgroup, ultimately, is in two businesses, (1) a merchant business and (2) an asset management business. Currently, the merchant business includes new multi-family condominium for sale. The asset management business includes commercial office, industrial, retail and multi-family rental.

The Research Analyst will perform wide-ranging market research to support strategies at an enterprise, functional and resource level.

This role will compromise of 3 significant elements:
(1) data gathering, (2) data analysis and (3) reporting. Data gathering will include obtaining raw data from various sources that measure the businesses and markets that Wesgroup operates in. Data analysis involves running analyses on measures of performance and related metrics, quantitative and qualitative. Reporting involves synthesizing the analysis into reports and presentations for internal customers.


Responsibilities:


Data Gathering:


  • Track and analyze various measures from 3rd party sources on relevant macro economic indicators and select industry performance;
  • Maintain a data warehouse for the spectrum of markets that Wesgroup competes in that is robust and secure;
  • For new multifamily projects, track active and upcoming project launches and monitor aspects of their product offering (i.e. unit mix, interior design, floorplan styles, amenity programming);
  • Research and visit other developments to generate comparable information that Wesgroup can use to make fundamental development decisions;
  • Liaise with members of the real estate and development community, maintaining a keen understanding of the markets;
  • Uploading data to and maintaining and creating PowerBI dashboards

Data Analysis:


  • Conduct home valuations and prepare project pricing ladders/matrix

Reporting:


  • Organize information to present and/or report findings
  • Prepare weekly market update presentations on competing condominium and rental projects to ensure Development, Property Management, Marketing and Sales are wellaware of the competition and product offerings available for buyers/tenants and reasons for their success/challenges
  • Prepare quarterly market briefs and other ad hoc analytical models and/or reports

Qualifications, Knowledge & Experience:


  • Post Secondary Degree or related B.C.I.T. / UBC Diploma in Real Estate or Urban Land Economics
  • Minimum 1 to 2 years of related work experience with solid understanding of the residential and commercial real estate markets
  • Strong understanding of excel and familiarity with PowerBI considered an asset
  • Ideally a background in data analysis and economics
  • Working knowledge of local geographies and surrounding Metro Vancouver municipalities
  • Strong real estate appraisal and valuation skills are an asset
  • Statistics and modeling experience preferred
  • Strong analytical skills, detail oriented, solid research/investigative skills
  • Self starter / Independent plus ability to work cooperatively in teambased environment
  • Highly organized with strong communication skills
