Manage a portfolio of 462 residential apartments, ensuring high standards of maintenance and tenant satisfaction. Oversee all aspects of property operations including leasing, tenant relations, maintenance, and financial reporting such as preparing monthly budgets, accruals, AR reserve and variance reports. Screen and process the rental applications, lease takeover, transfers and renewal requests. Show vacant apartments to prospective residents and conduct corporate tours. Address tenant complaints and disputes promptly and professionally. Implement marketing strategies to attract new tenants and maintain high occupancy. Conduct regular inspections to ensure compliance with health and safety regulations. Meet with new tenants to sign leases; arrange move-in/ Move outs orientation, familiarize tenants with the building Complete suite Inspection reports for tenants moving into/out and carry out various administrative tasks. Manage 400 plus apartments with a team of 15 including landscapers, maintenance, and cleaning associates. Screen and process Affordable Housing applications and renewals. Preparing monthly budgets. Show vacant apartments to prospective residents. Meet with new tenants to sign leases; arrange move-in dates, and familiarize tenants with the building. Complete suite Inspection reports for tenants moving into/out of the building and carry out various administrative paperwork- serve correspondence, collect rent etc. Work with contractors to complete necessary work/repairs with minimal disruption to our tenants. Follow-up on lease renewals, transfers, defaults, complaints and feedback.
