    Job Description

    We are seeking a Director of Land Development with a strong technical background in greenfield and subdivision land use planning; meticulous attention to detail in preparing proformas; and in-depth knowledge of policies, master planning, pre-development reports and various planning regulations. The ideal candidate will oversee a variety of tasks including feasibility studies, financial analyses, contract administration, industry relations, and coordination with internal teams, consultants and project partners.


    Responsibilities:

    • Conduct thorough due diligence research to support acquisitions team and assess project feasibility
    • Prepare proforma budget analysis and development proposals for acquisition and for ongoing project management
    • Administer contracts with consultants and third party service providers
    • Lead projects from pre-development to development servicing to assumption, in partnership with internal finance and construction teams
    • Provide leadership to a team of two staff members
    • Represent the company and adhere to high corporate standards outside the office, with particular emphasis at approval agencies, political events and developer landowner meetings
    • Create and maintain effective relationships with external and internal parties involved with the land development process


    Requirements

    • Minimum 10 years of experience as a development manager focusing on plan of subdivision and greenfield sites
    • Bachelors degree in urban planning, civil engineering, architecture, or related field; additional certification (P.Eng., MCIP, RPP) is an asset
    • Strong background in land use planning, municipal procedures, budgeting, and financial reporting; experience with landowners' groups is an asset
    • Advanced knowledge and understanding of the Ontario Planning Act, the Greenbelt Act, the Conservation Authorities Act, and other relevant legislation
    • Excellent organizational skills and ability to collaborate effectively with diverse teams
    • Strong ethical principles and the ability to make sound decisions under pressure
    • Highly proficient with Microsoft Excel
    • Valid G level driver's licence and ability to attend evening meetings as needed throughout the GTA
