Position Summary:

As a key leader in the property management division of the team, I ensure that all clients experience the delivery of "service excellence" as a critical objective.

In your role, you are accountable for managing all facilities to the standards of TOR Properties.


Compensation Range:
$90,000.00 = $95,000.00 DOE


Your responsibilities will include:


  • Guide operations staff, thirdparty contractors, building operations, and junior and support staff.
  • Be able to understand and provide cost/time efficient options for building issues and understand the ROI.
  • Demonstrate an understanding and awareness of the real estate industry and business to deliver service that meets varying individual client needs based on their asset strategy.
  • Serve as the lead in obtaining approval of the annual property budget from the clients and TOR executives, monitoring and analyzing, with finance assistance, to ensure the budgets and contracts are on target while maintaining the highest possible results.
  • Oversee and assist in the preparation of detailed monthly operations reports for each property and communicate objectives, problems, and innovations internally to the executive team. The report will discuss financial, operational, leasing, and tenant matters.
  • Operate the properties within the approved property budget and as directed by clients and the executive team members.
  • Maintain good tenant relations. This includes regular site tours and meetings with the tenants.
  • Oversee all aspects of purchasing and service contracts, security, life safety systems, employee relations for operating personnel, utilities, capital improvements, daytoday repairs and maintenance, tenant construction and any other functions necessary to operate and maintain within the guidelines set by the client. This includes approving all purchase orders and related invoices.
  • Establish and monitor ongoing preventative maintenance programs in each property in the assigned portfolio, constantly analyze these programs, ensure that the programs are being carried out, and train and coach staff in this regard where necessary.
  • Will be required to work extensively with the finance team with Corrective, Preventative and restorative maintenance budgeting and with operational costs/margins
  • Establish and maintain an ongoing property information system to ensure that all relevant materials such as rent rolls, tenant contact database, original drawings, specifications, value and rental values, and current physical descriptions are readily available.
  • Ensure that properties are regularly inspected using approved forms and standards to ensure that all established programs are being carried out efficiently and properly, verify that proper maintenance is being done, and determine conditions that may require future action.
  • Ensure that past leasing history is analyzed to project an effective leasing strategy for all managed properties within the senior housing, commercial properties, and residential divisions of the portfolio.
  • Assess current practices and assist in Building a robust and efficient Property management program that exceeds the standard.
  • Based out of Edmonton with substantial travel to Eastern and Western provinces will be a major component of this position.
  • All other duties as assigned.

Qualifications/Educational Requirements/Certification Requirements

  • 5+ years of property management experience.
  • Accredited Property Management certification (RECA approved) would be considered an asset.

  • Extensive knowledge of financial operations.
  • Proven risk management and contracting knowledge.
  • Ability to travel up to 10% a month to travel to BC and Ontario.
