Live-In Resident Manager to join our growing team.
Reporting to the Residential Properties Manager, the Live-In Resident Manager is responsible for the overall appearance, maintenance, and cleanliness of our buildings.
The Live-In Resident Manager will also be responsible for showing and selling the building to prospective tenants in accordance with established company parameters.
This role will belong to a shared on-call rotating schedule at our Kings Groove Community.
Key Responsibilities:
- Showing and renting space to Tenants upon terms as directed by the Employer.
- Collecting rent from Tenants.
- Maintaining the condition of the buildings and tenant spaces; performing minor repairs and arranging for trades to perform other repairs.
- Liaising with the property maintenance team and supporting them as necessary to ensure the buildings are maintained to the proscribed levels and that units are quickly refreshed as required to support leasing efforts.
- Liaising with head office with respect to outstanding issues, procedures, and practices at the site.
- Generally cleaning and managing the buildings in a firstclass manner, including ensuring building safety, using judgement, or as directed by Employer.
- Flipping units in the buildings when vacated by tenants.
- Painting throughout the buildings as required from time to time.
- Such other similar and related duties as may be reasonably required by the Employer from time to time.
- Contract management:
- Oversight of onsite contracts for Kings Grove properties including snow removal, landscaping, window cleaning, parkade cleaning, carpet cleaning, etc.
- Obtain quotes as required and submit recommendations to Property Manager.
- Oversee and ensure quality of work and compliance with contracted scope of work.
- Parking enforcement: ensure that parking tickets are issued as appropriate.
Qualifications/Experience:
- Previous experience in a similar position an asset
- Working knowledge of NS Tenancy Act (preferred)
- Proficiency with office technology and equipment
- Excellent communication skills, with the ability to work independently and as part of a team
- Excellent organizational and time management skills, with ability to prioritize to meet deadlines
- Keen focus on internal and external client satisfaction and process improvement
