The Maintenance Technician assists in maximizing profitability and maintaining corporate standards within established operational and budgetary objectives


This includes:
- ensuring the proper physical maintenance of the property, including the grounds
- being responsible for fostering and maintaining a friendly and professional environment for residents, prospects, service providers and contractors.


_Customer Service Responsibilities_

  • Ensure resident issues and service requests are addressed within 24 hours (minor repairs and maintenance tasks)
  • Promote a neighbourly and community atmosphere
  • Meet and interact with residents in a customer friendly and professional manner
  • Seek ways to exceed service expectations of residents
  • Foster an environment to encourage continuous staff development and a strong customer service attitude
  • Understanding of annual budgets and operating and capital plans

_Fire Safety-Life Safety-Emergency Situation Responsibilities_

  • Comply with regular fire safety and life safety standards including keeping fire, Riskcheck, maintenance and preventative maintenance logs up to date, as well as completing and holding fire drills
  • Extensive knowledge of emergency procedures including fire, flood, and mold and ensure staff has thorough understanding
  • Internal and Exterior cleaning responsibilities
  • Vacant Suites_
  • Thorough cleaning of all appliances, floors, walls, windows, kitchen, washrooms, and balconies
  • Repair of minor maintenance items (i.e. light fixtures, vents, filters, plumbing fixtures)
  • Removal of garbage items and old/broken appliances

_Property Maintenance Responsibilities_

  • Thorough knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pool, sprinklers, etc.)
  • Coordination of monthend duties and responsibilities, including
  • Preinspection
  • Scheduling of contractors and staff for the turnover of vacant suites
  • Oversee contractors of fire and life safety systems to ensure required maintenance and repairs completed properly
  • Assist District Manager and construction manager with managing execution of the annual capital plan and identifying current or future physical issues for repair
  • Supervise service providers and contractors and oversee quality of work performed
  • Review, and where necessary, approve invoices for payment to contractors for services appropriately completed

_Skills and Experience Required_

  • Background in residential property management or related business experience (skilledtrade, handyperson)
  • Strong customer service
  • Excellent communication skills to deal with residents, colleagues and trades
  • Management skills to coach, train, and motivate staff and develop a team environment
  • Maintain a professional and presentable appearance at all times
  • Ability to perform minor repairs and aptitude for mechanical systems
  • Demonstrated cleaning skills
  • Must be able to lift and push heavy objects, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of time
