While Morguard's development leadership team is based in Toronto, the Vancouver office plays a critical strategic role in the company's Western Canadian portfolio. This position reflects Morguard's continued commitment to shaping its future development footprint in British Columbia through urban intensification, mixed-use redevelopment, retail repositioning, and purpose-built rental projects.

Your New Role

As Director, Development, you will be accountable to the Senior Vice President, Development and will lead the full lifecycle of complex development and redevelopment initiatives across multiple asset classes. This includes identifying and evaluating development opportunities, assessing site potential, and advancing projects from early feasibility and concept design through entitlement, construction, and completion.

You will be responsible for managing all aspects of land development planning, including real estate diligence, cost analysis, financial feasibility, site planning, and the securing of all necessary regulatory approvals such as rezonings, development permits, and official plan amendments. A key part of the role involves building and maintaining strong working relationships with municipalities, government agencies, consultants, and industry partners to support successful project outcomes.

From an execution standpoint, you will direct development projects from site selection through full delivery. This includes leading consultant and contractor teams, overseeing construction budgets and schedules, managing quality control, and ensuring projects are delivered on time, on budget, and within approved scope. You will also be responsible for preparing clear and timely project reporting for senior management and other internal and external stakeholders, ensuring transparency around progress, risks, and changes.

The role also involves close collaboration with internal leasing and asset management teams. You will support leasing and tenant coordination activities where development intersects with occupancy strategy and, where an asset manager is not assigned, take on broader responsibility for guiding projects from initial approval through stabilization and handover. From time to time, you may also contribute development and construction insight to acquisition evaluations and strategic asset planning.

What Sets You Apart

You bring more than ten years of progressively senior experience in real estate development and possess a strong technical foundation across feasibility analysis, financial modeling, entitlements, and construction execution. You have practical experience in areas such as site selection, urban planning, construction, architecture, engineering, or leasing, and understand how these disciplines intersect within complex development projects.

You are a confident decision-maker with sound judgment and the ability to influence a wide range of stakeholders, including municipal officials, consultants, contractors, investors, and senior executives. You are known for your communication, negotiation, and relationship-building skills and have prior experience managing teams and professional consultants.

You likely hold a Bachelor's degree in Business, Engineering, Urban Planning, Urban Geography, or a related discipline. Experience securing approvals, negotiating

development agreements, contributing to leasing or asset strategy, and working within institutional or multi-asset portfolios will be viewed as strong assets.
