COMMUNITY MANAGER


As a client and customer serviced based Community Manager, you will be responsible for the financial and operational performance for a single or for a group of properties.

In this role, you will ensure that assigned properties are operated and maintained safely and efficiently.

You will act as the primary representative for day-to-day contact with tenants with a key focus on maintaining and enhancing tenant relationships.

The following are descriptions that you will be responsible for.

They include, but are not limited to:

TENANT RELATIONS/COMMUNICATIONS

  • You will act as the primary point of contact for all tenants in all matters. You will also act as a liaison between tenants and Management.
  • You will foster tenant contact and enhance tenant/landlord relationships by ensuring communication of all matters is consistent, ongoing and on a regular basis. The communication will consistently be in a courteous and professional manner.
  • You will ensure tenants are aware of and understand their obligations of their lease.
  • You will ensure that all members of the team are aware of any tenant activities such as: tenancy changes, disputes, concerns, repairs etc. You will ensure that such communications between the tenant and Management are remedied in a timely manner.
  • Assist with organizing and executing tenant tours of upcoming and available units
  • Answering questions from tenants in a timely manner
  • Coordinate move outs and move ins including organizing cleaning and maintenance for the units

PROPERTY OPERATIONS

  • You will be responsible for all matters relating to the physical aspects of the property including tenant requirements, operating costs, contract negotiations, administration and project supervision relating to operations. This requires you to have a high level of organizational abilities and the ability to prioritize your workload.
  • You will be required to maintain and upkeep the property by managing the trades and service providers, whether it is seasonal work or year round.
  • Having a working knowledge of main building systems is an asset.
  • You will walk the property inside and out regularly to ensure they are consistently working to a high standard that meets or exceeds what is expected.
  • You will need to work closely with the Building Operator(s), Maintenance Technician, Tenant Services Coordinator, and Leasing Agent
  • Assist Leasing Agent with rentals/showings if required.
  • Coordinate maintenance and repairs efficiently
  • Stay on top of market comparable and actively search for new outlets to assist in renting out vacant units

LEASING

  • You will work closely with the Leasing Agent to ensure that properties and any vacant areas within each property are maintained to the highest level of standards making them suitable for marketing to prospective tenants.

FINANCIAL, BUDGETS AND REPORTING

  • You will plan, budget and generate reports of each property that provides a complete review of all activities related to the property.
  • Prepare monthly and quarterly budget reports which will include variance analysis, financial accounts receivables and operational summaries which will include all repairs and renovations
  • All reports must be submitted within a specific time frame and these deadlines will be consistently achieved.
  • You will approve and accurately code supplier and contractor invoices.
  • You will verify all tenant invoices produced by the accounting department are accurate and distributed to the tenants accordingly.
  • You will ensure all tenant invoices and arears are promptly collected.

QUALIFICATIONS

  • High school diploma or equivalent from accredited institution; college degree is a plus.
  • RECA Property Management licensed or be willing to obtain licensed with tuition
reimbursement

Must be willing to relocate to live on site with a generous housing allowance.

  • Three or more years' experience and previous success in a corporate concierge or customer service role, preferably in the residential property management industry.
  • Highly proficient computer skills and knowledge of Microsoft Office (MS Word, Excel, MS Teams, Outlook, PowerPoint).
  • Ability to complete duties in a timely manner while continually assessing priorities.
  • Excellent written and verbal communication skills.
  • Strong interpersonal and organizational skills.
  • Strong customer service orientation.
  • Highly motivated selfstarter, "cando" attitude, high sense of urgency.
  • Able to multitask and work well under pressure.

  • Class 5 drivers license and access to a reliable vehicle.

Salary:
$55,000.00 per year
