    Description

    Overview

    Building Operator is responsible for operational and technical support, including repair and maintenance of climate control and other mechanical systems within the centre. The primary objective of the role is to ensure that the property is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

    The base salary is aligned with market data and is estimated between $56,000 to $63,000 with the ability to achieve additional compensation through a bonus. This salary range reflects base compensation for the position across all Canadian locations. Within this range, individual pay is determined by work location and other factors, including relevant education/training, experience, and internal equity.

    Responsibilities

    The primary responsibilities of the Building Operator include:

  • Monitor and control property equipment to ensure it's operating as per design specifications and properly maintained
  • Oversee the safe and efficient operation of all the components of the Chillers, Boilers, Cooling Towers, HVAC equipment and emergency generators
  • Report deficiencies and problems related to building envelope, controls, equipment and mechanical systems to building operations team and management
  • Take appropriate upgrade courses to remain current on all new equipment and to keep abreast of changes in related technology
  • Maintain part stock, maintenance supplies, and complete regular inventories.
  • General maintenance and housekeeping, including painting, sweeping, shoveling, pressure washing, light bulb replacement and watering plants.
  • Maintain logs of all base building equipment
  • Participate in corporate occupational health and safety programs
  • Assist with waste, recycling, and hazardous materials issues
  • Assist with insurance and risk management inspections, remedial actions, and reporting
  • Support and manage trades in completing tasks and services and liaise with Tenants to ensure completion
  • Perform monthly tests of emergency generators
  • Maintain all electrical, mechanical and maintenance rooms for cleanliness and organization
  • Familiar with all aspects of the electrical building operations, mechanical and related systems to operate equipment in a safe and efficient manner completing tasks
  • Monitor and operate the Building Automation Systems (BAS) and various computerized control systems
  • Respond quickly and efficiently to tenant and management requests.
  • Seek opportunities to improve energy consumption
  • Work outside on regular basis in all weather conditions
  • Other assigned duties as required
  • Available for on-call and after-hours emergencies
  • Respond positively and promptly to requests from tenants and occupants. Respond to and complete in an acceptable time frame all customer requests. from the Work Order System, including closing the work orders and maintaining required databases
  • Work with the Operations Manager and property management team to coordinate programs and constantly assess tenant and occupant needs and to ensure problems are being solved promptly to the mutual benefit of the tenant, client, and the properties in accordance with contract scope and Service Level Agreements (SLA's)
  • Qualifications

    Technical Qualifications

    The Building Operator shall have the following technical qualifications or industry equivalency:

  • High School diploma or equivalent
  • Working towards completion of BES1/11, FMA, SMT or equivalent
  • 2 year of direct work experience holding a position in building operations an asset but not a requirement
  • Working knowledge of BAS systems is a benefit
  • A valid driver's license
  • Ability to multitask, thrives in a fast-paced environment and can stay organized
  • Self-starter and takes initiatives
  • Technical proficiency
  • Strong communication, interpersonal and problem-solving skills
  • Experience and implementing change of business processes
  • Good interpersonal skills and communications skills
  • Proficient in MS Office
  • Must be able to provide clear criminal records check

Additional on-call duties will be required and will be compensated as per the company's On-Call Policy.
