Overview

Reporting to the Director of Finance, the Controller will be a key member of the commercial finance team and with the support of the accounting group is responsible for the following core areas of responsibilities:

Responsibilities:

Monthly review and analysis of the corporate financials and property operating results to budget, assist Director of Finance in generating monthly operating financial reports for management, institutional investors and the board of directors
Review and assist with the completion of the quarterly/annual financial statements. This includes the preparation of accounting memos to document the accounting treatment with reference to IFRS standards, accounting for complex accounting areas and assist with the preparation of the quarterly Management Discussion & Analysis (MD&A)
Quarterly review of asset management presentations for institutional investors
Collaborate with Asset Management for the review and analysis of quarterly reforecasts and annual budgets to ensure forecasts are attainable and reflective of current targets
Work closely with the external auditors, including the preparation/review of audit working papers and liaison with auditors
Coordinate with external tax consultants, prepare/review tax working papers and ensure information is accurate so the tax returns will be filed on time
Review commercial acquisition/disposition entries
Prepare/review cash flow projections on a regular basis and present to management
Ensure lender reporting requirements and covenant calculations are completed accurately and delivered on time.
Assist with the set up and implementation of new modules within the current accounting software
Establish optimal processes and controls, while instilling a continuous improvement mindset among the team
Oversee the finance team and with two direct reports, providing continuous coaching, mentorship and career development support

Requirements:

Chartered Professional Accountant designation (CPA-CA or CPA)

years accounting or finance experience, real estate an asset

Experience in leading a finance team and liaising directly with external audit firms
Accounting software, YARDI an asset
Excel (V‐look up and pivot tables); high level proficiency required
Excellent organizational and time management skills
Excellent communication skills, assertive, able to initiate and implement new methods
Strong followup skills and able to deal with tact, diplomacy and confidentiality
Strong attention to detail and ability to multitask and prioritize
Works well independently and in a team environment
While the role has a significant element of review, the environment is dynamic and the individual needs to be willing to be hands on
