    Senior Director, Asset ManagementDuties & Responsibilities:

    Key Objectives:
  • Maximize the value of the company's real estate assets through effective asset management strategies.
  • Manage the portfolio of commercial properties to ensure optimal performance and profitability
  • Effectively manage a team of reports to execute on AM and corporate objectives
  • Analyze market trends and conduct competitive analysis to identify investment opportunities.
  • In conjunction with existing team, work on the development and implementation of leasing and marketing strategies to attract and retain tenants.
  • Develop and manage budgets and financial reports to track property performance.
  • Assist with the preparation and presentation of the annual Asset Management Plans including leasing assumptions, operating and capital expenditure budgets.
  • Coordinate with leasing, property, and operations management teams to ensure high standards of property maintenance and tenant satisfaction.
  • In conjunction with existing team, implement corporate and regional sustainability initiatives to enhance the long-term value of the portfolio.
  • Assist with strategic recommendations regarding the acquisition, disposition, new development and asset enhancement initiatives and capital expenditure projects.
  • Assist with preparing submissions, board reports, asset management reports and presentations.
  • Assist with the preparation of EOI/RFQ/RFP submissions
  • Work collaboratively with internal and external stakeholders to drive long-term value for the company.
  • Lead, mentor and develop a team of property, operations and leasing managers, managing work allocation, training, problem solving, goal setting, performance evaluation, and building an effective team.
  • Portfolio Management:
  • Manage the portfolio of healthcare properties, including medical offices, hospitals, clinics, and other healthcare and life science facilities wherein applicable
  • Assist with the development and implementation of asset management strategies to maximize the value of the portfolio. Analysis of investment measures and potential and their profitability with the help of business plans and DCF calculations.
  • Monitor and analyze market trends, competitive analysis, and investment opportunities.
  • Develop and manage budgets, financial reports, and performance metrics to track property performance.
  • Oversee, review, and approve all capital work (recoverable and non-recoverable) and tenant improvement projects including budgeting, permitting, as required, adhering to all health & safety and regulatory approvals and reporting.
  • Assist with the quarterly asset valuations process.
  • Ensure compliance with legal and regulatory requirements related to healthcare properties.
  • Prepare financial analyses, presentation materials and other reports (quarterly reporting requirements) for senior management or to external parties, as required.
  • Support ESG mandate, assist and track KPIs on performance.
  • Leasing and Tenant Management:
  • Develop and implement leasing and marketing strategies to attract and retain tenants.
  • Support the execution of lease agreements and amendments with tenants in cooperation with leasing and property managers.
  • Ensure proper tenant relationships management and high levels of tenant satisfaction.
  • Coordinate with property management and leasing teams to ensure optimal tenant experiences.
  • Develop and execute strategies for identifying prospective new tenants, with attention to assets with above-market vacancy and/or near-term significant tenant rollover exposure.
  • Review and approve all leasing commissions payable to Leasing Managers
  • Collaborate with National Marketing team to assist to identify, develop and deploy all marketing materials for projects as it relates to regional business needs.
  • Property Maintenance and Operations:
  • Develop and implement property maintenance and operations plans to ensure high standards of property maintenance and upkeep.
  • Monitor and address property maintenance and repair issues in a timely and cost-effective manner.
  • Ensure compliance with health and safety regulations and standards.
  • Develop and implement corporate and regional sustainability initiatives to enhance the long-term value of the portfolio.
  • Review and approve third party contracts and service agreements.
  • Manage regional relationship with 3rd party vendors and stakeholders
  • Ensure effective utilization of software tools (Prism) and property/portfolio level reports to optimize operations efficiency
  • Oversee all parking operations. Internal and/or externally managed
  • Ensure compliance of legislated and industry related requirements and guidelines for health and safety, environmental, and building standards etc.
  • Acquisition & Disposition:
  • Conduct market research and analysis to identify potential acquisition and disposition opportunities.
  • In conjunction with existing team, support the evaluation and underwriting of potential dispositions to assess financial feasibility and risk.
  • Stakeholder Management:
  • Develop and maintain positive relationships with internal and external stakeholders, including tenants, brokers, investors, lenders, and other partners.
  • Participate in industry events, conferences, and networking activities to stay current on trends and best practices.
  • Collaborate with other departments within the company, including legal, finance, accounting, investment, development and human resources teams
  • Senior Director, Asset Management Qualifications;
  • Bachelor's or Master's degree in Business Administration, Real Estate, Finance, or a related field.
  • In-depth knowledge of real estate asset management principles, including financial analysis, budgeting, leasing, and property maintenance.
  • Experience in developing and implementing asset management strategies to maximize portfolio value.
  • Minimum of 10 years' experience in commercial real estate/ property management with leadership experience
  • Familiarity with market trends, competitive analysis, and investment analysis.
  • Proficiency in property management operations & Leasing software, financial analysis software, and Microsoft Office.
  • Excellent oral and written communication in French and English and interpersonal skills is an asset.
  • Strong analytical and problem-solving skills.
  • Ability to work independently and as part of a team.
  • Excellent organizational and time-management skills.
  • Strong leadership skills and team player with experience in managing & leading others
  • Result driven.

  • Senior Director, Asset Management Salary:

    $ $190,000, annual discretionary bonus, comprehensive benefit package, tuition reimbursement program, 4 weeks vacation and higher than market additional PTO, opportunities for growth.
