    Altis has partnered with a large real estate client to hire a Property Manager in Calgary. In this role, you will have the opportunity to manage a portfolio of commercial properties and oversee tenant relations, day-to-day operations, leasing, and financial reporting.

    Responsibilities

    • Serve as the main intermediary between tenants and management, maintaining regular communication to strengthen tenant/landlord relationships.
    • Ensure tenants are informed about their lease obligations and promptly address any tenant-related issues or concerns raised by the property manager.
    • Oversee all property-related aspects including tenant needs, budgeting, contract negotiation, and project oversight.
    • Coordinate with service providers, conduct routine site inspections, and collaborate with operations staff to schedule preventative maintenance, update equipment records, and implement capital replacement projects, ensuring properties meet or surpass standards.
    • Collaborate with the Senior Director of Leasing to uphold the highest standards of property maintenance and prepare any vacant spaces for optimal presentation to potential tenants.
    • Facilitate and organize necessary services for tenant improvements and landlord's work as needed.
    • Provide comprehensive planning, budgeting, and reporting, including monthly and quarterly reports with financial analysis and operational summaries.
    • Oversee invoice approval, accurate coding, and timely handling of accounts receivable, including verification of tenant invoices for accuracy and prompt collection of tenant payments.

    Qualifications

    • 5-7 years of property management experience in commercial real estate.
    • Preference for a bachelor's degree, and strengths in financial and business acumen.
    • RECA license in property management is required.
    • A valid driver's licence is required.
    • Demonstrated abilities in leveraging technology and proficiency in Microsoft Office, especially Word, PowerPoint, and Excel.
    • Experience with Yardi is beneficial.
    • Must be self-motivated, adept at people management, and skilled in fostering positive relationships.
