Berkshire Hathaway HomeServices Advisory Realty is a real estate brokerage specializing in the sales and marketing of pre construction condominiums, townhomes and single detached homes.

We work with developers to assist in the acquisition of properties, zoning, design, floor plan layout and branding leading to the ultimate sale of the project.

JOB SUMMARY
The Project Manager manages multiple projects through all stages of the sell cycle.

The project manager is responsible for overseeing various tasks, including project ideation, attending meetings with developers and consultants in the months leading up to the project, regular CMA updates as the project progresses, and hiring appropriate staff such as sales reps and site administrators.


The project manager oversees the project staff and maintains close relationships with the developer and development team, as well as outside brokerage community.

They also work with the president to develop and execute sales targets, set tempo targets, and achieve sales.


Regular reporting on all aspects of activity related to the project is essential, and the project manager meets regularly with the developer to provide detailed reporting.


In summary, the project manager has a wide range of responsibilities, from overseeing the project's progress and managing project staff to maintaining relationships and achieving sales targets.


KEY DUTIES AND RESPONSIBILITIES

Pre-Launch:

  • Attend weekly development meetings, when required by the Sales and Marketing team
  • Provide direction and guidance to the Site Administrator, as required, regarding office set up
  • Create a list of supplies and technology requirements to be provided by the developer
  • Liaise with the deal processing system provider (e.g. Avesdo) to ensure that all required materials are provided

Staffing:

  • Prepare staffing requirements and budget for the site at launch and for post launch, including all special functions. This includes back office, reception, and special events staff
  • Manage staffing budget, including monitoring staffing needs to ensure shortages and excesses are minimized
  • Maintain staffing time sheets and submit to BHHS Advisory accounting for invoicing.
  • In conjunction with the Sales and Marketing team, hire Site Administrator, and any site staff (casual and permanent), and train accordingly

Project Organization:

  • Maintain centralized filing for all pertinent material related to the project at hand, specifically architectural drawings, floorplans, building stats, and all marketing material
  • Interact with the developer, lawyers, and property management in relation to the project APS, disclosure statement and budget
  • Jointly review APS, disclosure statement and budget with the sales team. Collect any feedback on issues/errors/improvements, and submit to developer in a timely fashion

Pricing:

  • Collect and provide all architectural statistics, floorplates, and units to the _Pricing Coordinator (as discussed last week, need to source a person with extremely strong Excel capabilities)_
  • Jointly review the initial pricing model with the Sales and Marketing team, in order to collect grid sensitization recommendations, which will then be provided to the Pricing Coordinator for implementation
  • Oversee the installation of the price grid to Avesdo, and ensure accuracy of the installation once complete
  • Always ensure the accuracy of the pricing grid, in both digital and print format.
  • Along with site administration, oversee any changes to the price grid throughout the life of the project (i.e., price increases, unit combination, market holds, etc)

Other:

  • Attend weekly developer meetings once the project has been launched, along with the Sales and Marketing team
  • Prepare any customized or specific reports as required by the Sales and Marketing team or the developer
  • Liaise with the developer's project manager counterpart
  • Maintain clear, regular communication with the sales team regarding any, and all, relevant issues
  • Other duties as required

REQUIRED SKILLS & APTITUDES:


  • Minimum of 2 years' experience in pre construction sales project management
  • Minimum of 5 years' experience in pre construction sales administration
  • Strong proficiency in Microsoft Office Suites (Excel, Word, etc.), and Adobe Acrobat
  • Strong proficiency with Google Suite and cloud platform storage systems
  • Strong computer skills and technical ability
  • Strong proficiency with market sales management platforms such as: (Blackline, Avesdo, Spark, Sale Fish)
  • Strong proficiency in deal processing and CRM systems
  • Prior experience building and sensitizing price models
  • Prior experience overseeing administration teams
  • Great attention to detail
