We are seeking an organized and knowledgeable Maintenance Technician at a high-end condominium property in downtown Edmonton. The Maintenance Technician will be responsible to preserve the excellent condition and functionality of the premises.

Reporting to the Senior Facilities Manager/Community Manager the Maintenance Technician's duties will include conducting quality assessments, maintain inventory, and following preventative maintenance procedures.

The Maintenance Technician requires an in-depth knowledge of maintenance procedures, and basic tools and equipment. To excel in this position, you must be an outstanding problem-solver with exceptional communication and organizational skills.


Essential Duties & Responsibilities:


  • Conduct inspections on all site mechanical, electrical, and HVAC systems and related equipment including but not limited to water treatment, boilers, heat pumps, roof top units, air conditioners etc., on daily/weekly basis and complete appropriate record logs to ensure equipment is maintained in good working order.
  • Take daily readings of all major equipment including but not limited to air supply temperatures, water temperatures and pressure readings, etc., document and inspect for irregularities in readings.
  • Conduct inspections on all site common areas in a timely manner and documents maintenance concerns/resolutions in an electronic CMMS database. Observing common property and conducting repairs as needed.
  • Complete work orders in a timely manner as assigned.
  • Follow preventative maintenance schedules and procedures.
  • Perform general maintenance tasks including painting, minor repairs, finishing hardware, minor plumbing, electrical and carpentry.
  • Continuous review of the mechanical rooms and hazardous locations. Isolating and reporting of unsafe and unsightly items and/or areas and immediately communicating to the Facilities Manager these conditions.
  • Adhere to all health, safety and security procedure and report areas of concern to the appropriate parties.
  • Utilizes appropriate Personal Protective Equipment (PPE) including, but not limited to, safety glasses, safety shoes and gloves.
  • Insuite repairs and maintenance as required. Ensure resident satisfaction by delivering a prompt, courteous service completing all work in a professional manner while ensuring a positive resident service experience to all residents.
  • Maintain the inventory records for equipment and supplies.
  • Responsible for providing coverage in the absence of other Maintenance Technicians. This includes being a part of an oncall rotation which will require attention afterhours for any emergencies.
  • Responsible for the condition of the common property included but not limited to; picking up debris, cleaning, repairing light fixtures, trim and snow removal.
  • Other related duties as assigned.

Additional Duties & Responsibilities:


  • Practice and adhere to FirstService Residential Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.
  • Optional paid afterhours on call schedule rotation. During this rotation, to respond to phone calls, deal with emergencies by dispatching vendors or investigating and repairing the item(s).

Education & Experience:


  • High School diploma
  • A minimum of 2 years; experience in general maintenance in a residential, commercial or retail environment.
  • Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHIMIS).
