In Nokia, the corporate real estate function is hosted within Human Resources (the "People" organization) and is known as 'People and Places' (P&P).

In Nokia's operating model the P&P organization is a global collection of expert resources with deep expertise in all aspects of commercial real-estate activities such as business case development & analysis, lease negotiation, property sales & divestitures, acquisitions, licenses & permits, facility management and maintenance, sustainability, major construction & demolition projects, landlord engagement, etc) while the Nokia Business Groups (BG's) hold ultimate financial accountability for their proportionate share of yearly real estate Opex and Capex spend.

The role of P&P is to work with the BGs to ensure that the Nokia property portfolio is fully optimized to meet Nokia's business, human and financial needs.


Area Managers (AM) act as the local P&P representative and single point of contact to all BG's and central functions (CF's) in a sub-market to ensure that P&P meets their needs in line with P&P governance and Nokia policy.

They are accountable for the oversight and approval of facility management and maintenance activities for all sites within the sub-market (largely executed on a day-to-day basis through a third-party FM partner).

Additionally, the AM provides local support and feedback on local business requirements to Global P&P and central Nokia functions such as Space Management (support Space Planning), Future Workplace Strategy, Sustainability (energy use, growth & green energy contracts), Strategy & Portfolio (portfolio optimization), Project Delivery (construction/demolition site logistics) and IT to support execution of internal Nokia projects of varying scope/size, including facilities support of construction projects, local IT project rollout, portfolio strategy development and continuous improvement.

Area Managers play a critical role in communicating, supporting, and enabling Nokia's Future Workplace strategy in their sub-market, in conjunction with other People functions (People Experience etc).


The Canada sub-market currently comprises one major multi-building campus in Ottawa (500K SQF) and smaller satellite locations in Toronto and Vancouver.

In Ottawa a multi-year site transformation master plan is in the early planning/execution stage and in Vancouver a new permanent office is in the early planning stage and expected to be operational late in 2023.


Key Responsibilities

  • Single point of contact on all site real estate matters with BG leaders, lab owners and other management teams within the Canada submarket and cross functional stakeholders (Health & Safety, IT, People (HR), Legal & Compliance (L&C) etc).
  • Responsible for the oversight and approval of the execution of all facilities site operations including the management of the thirdparty Facility Management provider(s).
  • Acts as an interface to landlords and subtenants (where applicable) on facility related matters in daytoday operations.
  • Forecasts an annual Opex budget and tracks ongoing performance against the budget monthly. Develops cost saving proposals for the submarket in line with global OPEX targets with support from the Market Lead, Asset Managers, L&C, and other collaboration partners. In conjunction with the P&P Strategy and Portfolio (S&P) team, (as required), creates and presents proposals to BG leaders, Country Senior Officers (CSOs) and/or Country Leaders as appropriate to gain support/approval for the business case and required investment.
  • Key participant in the development of business cases as part of regional strategy development and with the Project Management team (PMO) for Canada submarket Capital projects. Leverages expert knowledge of local site conditions to assist in the development of the yearly Capex budget for facilities assets. Manages oversight of risk register for assets and prepares recommendations to support Capital Improvements at their locations.
  • Provides expert local site and BG knowledge to support P&P Asset Managers in regional site strategy development and execution.
