About the Role
Key responsibilities
- Involvement in all aspects of an asset's lifecycle, including acquisition, development, asset onboarding, financing, leasing, and operations.
- Develop and manage budgets, forecasting income and expenses, and ensuring financial objectives are met.
- Review of monthly financial and operating reports to measure property and portfolio performance against budgets and business plans.
- Develop and execute shortandlong term strategies to maximize asset values in collaboration with the leasing and operations teams.
- Perform regular site visits and coordinate with property management and facility management teams to establish best practices for capital preservation and ongoing maintenance procedures.
- Negotiate and monitor contracts including leases, management agreements, vendor contracts, utility contracts, etc. to protect ownership rights and ensure contract compliance.
- Work closely with the leasing team on commercial lease agreements and renewal negotiations.
- Monitor and analyse industry trends to ensure the company's investment strategy remains competitive and profitable.
- Lead and/or assist in the creation, implementation, and adherence to new processes, standard operating procedures, key performance metrics, reporting, and presentations to internal stakeholders, senior leadership, and ownership.
- Provide operational feedback to development and construction teams to inform design, leasing, financing, and disposition strategies for new development projects.
- Collaborate with various team members on underwriting and due diligence efforts for new real estate investment opportunities.
- Prepare and present regular reports to senior management on the performance of the real estate portfolio.
About You
- You hold a Bachelor's degree in business, finance, real estate, or a related field. An advanced degree is preferred, but not required.
- You bring at least 5 years of experience in real estate asset management, with a proven track record of success.
- Strong financial and analytical skills, including experience with budgeting, cashflows and financial modelling.
- Ability to analyse market trends and data to make informed investment decisions.
- Excellent negotiation and communication skills.
- Experience onboarding newly developed assets.
- Able to read, analyse, and interpret complex business documents including leases, financial reports, contracts, loan documents and regulatory agreements.
- Ability to multitask and manage varied and constantly changing workload in a fast paced, dynamic, entrepreneurial environment.
- Ability to work independently and as part of a team.
- Proficiency in property management systems (PMS) required. Experience with Yardi Voyager preferred.
