Under the authority of the Facility Manager, the Assistant Facility Manager, assists in the day-to-day operation of a fully integrated maintenance management system in a Hospital operated for the owner by ENGIE Services.
Responsible for servicing mechanical and electrical equipment and general building maintenance to ensure tenant environmental comfort and that the building operation complies with contractual obligations.
Provide on-site technical support so that contractual commitments are met, which includes maintenance and repair of the facility assets, these functions include but are not limited to: Maintenance and repair activity as per contractual requirements, relevant guidelines, legislation and codes. Planned Preventative Maintenance and call-in tasks to be documented in the Computerized Maintenance Management System (CMMS) using iPad. Participation in on site coverage to ensure appropriate site coverage as per contractual compliance. Assistance to other trades.
Responsibilities: Assess the facilities to provide comfort and security to all occupants Develop preventive maintenance procedures and service operating procedures (SOP) Assist the Site General Manager to ensure the KPI’s are aligned Prepares Energy reporting and assists in the preparation for the presentation of Performance Monthly Review (PMR) reports associated to a Public-Private Partnership (PPP) project Ensure the documentation and completion of work orders in the CMMS Conduct monthly spot checks on PPM completion to ensure completeness and adherence to contract Obtain and compare pricing for external services and get the approvals as necessary for work to be performed by contractors Follows all company safety and security procedures Completes other tasks as directed by the Site General Manager Oversee the Health and Safety requirements as per the contract, ensure all staff are working in a safe manner as per ENGIE Safety Practices and Policies Assist in the preparation of Variations to present to the client Be familiar with all aspects of building operation and systems Maintain compliance with company policies and procedures and all provincial and federal regulations pertaining to hospital operations Conduct regular site inspections ensuring that the building equipment meets scheduled and periodic maintenance requirements and contractor service levels are achieved Ensure that building standards and efficiency are maintained or enhanced Assist to ensure that existing maintenance or service contracts are enforced, and contractors are adequately supervised Monitor Risk Management and Environmental issues and report accordingly Foster good relations with Hospital staff and management Assist tenants in obtaining required services Comprehend all Safety, Fire and Building Codes Supervise all Trades and Service Providers and liaise with Hospital and their staff Liaise with tenants and Sub-contractors as required Requirements : Min. 5 years of Building Operation or Stationary Engineer experience College Diploma or University Degree in a related field. Valid driver’s license After hours availability Sound knowledge of mechanical, Electrical building and building automated systems including:
boilers, chillers, cooling towers, refrigeration, pumps, fans, motors, elevators, BAS and air conditioning controls.
Electrical: high voltage systems, low voltage systems, primary and secondary transformers, HVAC control systems, lighting and power systems,
telecommunication systems, security systems. Previous Hospital/Healthcare experience in a P3 environment. Strong ability to communicate effectively and professionally, both written and oral. Ability to develop and sustain cooperative working relationships with tenants, internal staff, contractors, suppliers, and the public. Self-motivated, professional and flexible; able to solve problems effectively. Time-management skills, able to work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities; ability to adapt to new ideas and constant changes Able to work independently with minimal direction and respond quickly to emergency situations; organized and detail oriented Experience dealing with a Unionized workforce Valid Stationary Engineer certification would be a benefit WHMIS, First Aid and CPR Certification would be an asset
