JOB DESCRIPTION
Operating within a Unionized Environment, this role primarily involves managing building equipment to maintain optimal tenant comfort. Additionally, you'll be responsible for scheduling, fine-tuning, and monitoring equipment operations to enhance energy efficiency. The position entails participation in a rotating shift schedule, including occasional night shifts.


RESPONSIBILITIES:


  • Monitor and adjust building environmental control systems and lighting systems to ensure consistent operating conditions. Be proficient in starting the chiller plant (including cooling towers) in the event of an emergency. Familiarize yourself with control equipment and implement bypass procedures if necessary. Provide recommendations for improving equipment performance, with a focus on energy reduction.
  • Address tenant requests promptly and execute regular maintenance tasks on various building equipment, such as pumps, fans, boilers, chillers, cooling towers, and motors, as part of a comprehensive maintenance program. Adhere to assigned preventive maintenance (PM) work orders in a timely manner. Propose changes to maintenance instruction sets as required.
  • Take proactive measures to resolve operational issues and perform maintenance and repairs in common areas, including electrical systems, light fixtures, plumbing fixtures in public restrooms, and exterior plumbing services.
  • Conduct daily monitoring of Fire & Life Safety systems to ensure full functionality and compliance. Perform monthly testing and maintenance of these systems in accordance with fire codes. Assist contractors with annual fire safety verifications and testing.
  • Complete other duties as assigned by the Chief Engineer.

QUALIFICATIONS

SERVICE / PERSONAL SKILLS:


  • Demonstrate strong interpersonal skills to cultivate positive relationships with tenants, contractors, and colleagues. Approach daily interactions with a serviceoriented mindset, consistently displaying empathy and courtesy.
  • Exhibit a genuine commitment to enhancing tenant satisfaction by taking ownership of their concerns and actively seeking resolutions.

EXPERIENCE & TECHNICAL SKILLS:

  • Ideally possess a minimum of 5 years of operations experience in a commercial facility spanning over 500,000 square feet.
  • Proficient in Computerized Maintenance Management Systems (CMMS) and experienced with both pneumatic and DDC control systems. Knowledge of Johnson Control Metasys is advantageous. Capable of making software configuration adjustments to optimize equipment performance.
  • Demonstrated experience with a wide array of mechanical, electrical, controls, and life safety/fire safety equipment.
  • Ability to work independently with mínimal supervision.

EDUCATION/DESIGNATIONS/LICENSES:

  • High school diploma or equivalent is required. BES Operator Class I certification, or its equivalent, is mandatory.
  • Previous experience in a Unionized Environment is considered an asset.

$25.00-$34.00 per hour
