Key Responsibilities

:


  • Inspect deficiencies in units and building common areas. Create and forward deficiency lists to applicable trades. Ensure trades correct warrantable items prior to owner walkthroughs.
  • Inspect building envelope. Create and forward deficiency lists to applicable trades. Ensure trades correct warrantable items prior to owner walkthroughs.
  • Complete quality assurance material tests.
  • Complete acoustic tests.
  • Ensure change orders match installations.
  • Inspect components (cabinets etc) when they are delivered and ensure they are deficiency free.
  • Manage a deficiency and cleaning crew.
  • Attend site reviews with trades (electrical, mechanical, structural, architectural, insulation, fire stopping etc).
  • Ensure items on the site reviews are completed to the satisfaction of the site superintendent and project manager.
  • Create Weekly Quality Assurance Report; attach and forward pictures of completed items (including site review items) to the project manager, site superintendent and VP of Warranty.
  • Post closing, work with trades, homeowners, the strata and the property manager to ensure newly reported deficiencies (if any) are completed to the satisfaction of the applicable parties.
  • Liaise with Travelers when applicable.
  • Communicate verbally and electronically with owners, property managers and trades.
  • Lead by example and hands on work when required.

Experience and Qualifications

:


  • Must be able to read architectural, mechanical, electrical, structural etc. plans
  • Must have a working knowledge of construction, including but not limited to building envelope, mechanical, electrical, carpentry and drywall items. Must be familiar with the
    BC Residential Construction Performance Guide.

  • Must be able to complete tasks, such as drywall repairs, carpentry touch ups, hardwood installations, tile installations etc. You will be in charge of a team that will be completing deficiencies, so you must be able to provide guidance.
  • Must have good computer skills and able to work efficiently.
  • Must be able to work in a team and verbally engage in a polite and respectful manner.
  • Excellent communication, organization skills with attention to detail.
  • High level of personal and professional integrity.
  • Quick learner and works well independently and in a team setting.

Salary

:

$33.00-$35.00 per hour


Schedule:

  • 8 hour shift

  • Construction/Labour: 2 years (preferred)
