Job Summary
The Maintenance Technician ensures that the assigned properties are always in safe and good working order, at all times.

This includes a combination of preventative maintenance tasks, daily repair requisitions, overall security of the building and supporting outside contractors when on site.

The Maintenance Technician will perform repairs to our buildings and residential units and play an important role in providing a best-in-class living experience for our residents by:


Key Responsibilities:


  • Basic plumbing knowledge required
  • Repairing plumbing fixtures and systems.
  • Basic electrical knowledge required
  • Performing minor electrical repairs or modifications to standard household wiring and fixtures ( such as light fixtures replacements, outlets and switches replacements)
  • Inspecting and servicing mechanical & heating equipment systems
  • Monitoring and adjusting, when appropriate, the building systems (HVAC, elevators, life safety, etc.)
  • Reporting any problems to the service manager or office
  • Performing any necessary repairs to, or installation of, interior wall and floor finishes and cabinetry.
  • Execute windows and doors repairs.
  • Furniture delivery and assembly for the turnover
  • Minor carpentry and masonry repairs on building exteriors, and repairs
  • Troubleshooting, repairing and replacing any locking systems and devices.
  • At times, there may be Grounds keeping and cleaning duties.
  • Delivering materials, notices, and equipment
  • Providing assistance to other staff to enable completion of work in a timely and secure manner.
  • Responding on a 24 hour/day basis (as part of an oncall duty rotation) to calls.
  • Initiating work orders on handheld devices and providing written descriptions of work completed
  • Observing and reporting on the state of repair of various elements of properties to the service manager
  • Estimating material and labor requirements for proposed work
  • Complying with all Occupational Health and Safety practices and regulations
  • Perform such other duties as may be assigned from time to time,
  • The ability to perform appliance troubleshooting and repairs is an asset.

SKILLS AND KNOWLEDGE

  • Secondary School Diploma or Equivalent
  • 5 years of relevant experience with property maintenance, or equivalent demonstrated work experience is expected (demonstrated general maintenance skills, carpentry, cabinetry, plumbing, electrical and mechanical, as well as troubleshooting and on call experience)
  • Trade certification in a relevant field is an asset.
  • Experience and formal training combined with demonstrated performance and ability may substitute for stipulated academic requirements.
  • Must be able to work and problem solve in a variety of adverse conditions.
  • History of continuous updating of job knowledge especially with respect to code changes and technological advancement, for building systems and construction methods through workshops, conferences, seminars, selfstudy
  • Unless an accommodation under Ontario's Humans Rights Code is applicable, it is a requirement of the company that all eligible employees are and will remain fully vaccinated against COVID1
  • The ability to work oncall, evening, night, and weekend scheduling is required.
  • Valid Ontario Class G Driver's License and reliable vehicle
  • As a condition of employment, must have a valid Criminal Background Check
  • As a condition of employment, must present and maintain a valid Ontario Class G driver's license and a driving record acceptable to our insurer.
  • Reasonable fluency in written and verbal English. Other language skills are an asset.
  • Must have own transportation, tools and PPE.

WORKING CONDITIONS

  • Interior and exterior work in all weather conditions
  • Frequent exposure to driving in all weather conditions.
  • Exposure to unsanitary conditions, noise, dust, and fumes
  • The job description implies the performance of repetitive tasks.
  • Occasional overtime may be required to meet deadlines.
  • Entry into resident's homes
  • Frequent travel between buildings to visit properties and inspect equipment.
  • Competing demands may create stress.
  • Occasional lifting and carrying tools or equipment up to 50 pounds may be required.
