THE ROLE:


The Assistant Building Manager is responsible for overseeing all maintenance, repair, special projects, preventative maintenance of the hotel and dorms while leading a team of professionals and contributing to the overall success of the hotel.


ACTIVITIES:

The duties and responsibilities for the Assistant Building Manager include, but are not limited to the following:

  • Leading the Maintenance Department while ensuring attainment of hotel and department goals, guest and associate satisfaction.
- oversee the maintenance, service, and repair of the Hotel boilers and related HVAC systems

  • Recruiting, scheduling, payroll, performance management and reviews, training and coaching of all maintenance techs.
  • Departmental adherence to health & safety standards: ensure thorough Worksafe NB and Occupation Health and Safety compliance; and a key member of the Hotel's emergency response team.
  • Coordinating the Preventive Maintenance Program for guest rooms, public areas, and safety systems.
  • Preparing and controlling the annual/monthly maintenance budgets and accurate forecasts
  • Maintaining scheduling to complete work with mínimal disruption to Guest service and maximize productivity.
  • All research and preparation of purchase orders, purchasing, implementation and related tracking.
  • Maintenance, repair, and emergency responses for the building by the Maintenance department, Grounds department and appropriate outside vendors/contractors.
  • Preparation of Maintenance Capital Plan. Coordinate renovations and Maintenance related capital projects within the framework, budgets and time limits established
  • Ensuring all physical operations of the Hotel, including refrigeration, heating, ventilation and air conditioning, plumbing, water treatment, and electric systems are maintained in a neat, clean and safe fashion.
  • Reviewing ongoing service contracts for contractor performance and competitive pricing
  • Monitoring energy management to ensure cost effective use of utilities and identify opportunities to reduce energy consumption
  • Management of hotel's fleet of vehicles
  • Maintaining close and effective working relationship with all other departments, owner representatives and external contractors
  • Developing and motivating the Maintenance team. Establishes quantitative standards of performance and utilizes leadership skill to fully maximize department's capabilities

COMPETENCIES WE ARE SEEKING:


  • Minimum of 3 years leadership experience required.
  • 4th class or better boiler certificate required
  • Excellent interpersonal, written and verbal communication skills: highly organized, results oriented with the ability to be flexible, and to work well under pressure, strong level of initiative required.
  • Strong business background an asset.
  • Exceptional guest service approach and a guest service/hospitality focus.
  • Strong technical abilities with Microsoft programs and familiarization with computerized maintenance systems an asset.
  • Knowledgeable of regulations such as building codes, fire and health department requirements
  • Ability to review, assess and modify work as needed to ensure continual result focused progress.
  • Ability to handle multiple complex projects concurrently with a focus on results
