The Groundskeeper is a member of the maintenance team and is a fellow ambassador for our brand and community. This role will be part of the opening of one of Canada's largest and most significant developments.


Located within the Canary District Masterplan, Canary Landing is a 12-acre, 2,500 unit purpose-built rental apartment community that will deliver in phases starting in 2023 through 2025, and is being positioned in the marketplace as Toronto's most livable community.

The Groundskeeper, reporting to the Assistant Maintenance Manager, is a professional with a practical mind and attention to detail.

The role is responsible for ensuring proper maintenance of the waste management equipment and program, the landscape equipment, exterior amenity and upkeep and, are completed on a timely basis to ensure resident satisfaction and safety is in alignment with procedures and service level agreements.


Essential Duties and Responsibilities:

Customer Service:

  • Act with integrity and demonstrate support for our core values.
  • Maintain an overall focus on enhancing the resident experience.
  • Communicate with residents, if and when required, in a timely, courteous and professional manner.
  • Demonstrate and maintain professional relationships with internal team members, direct reports, leadership, and vendors.
  • Provide exceptional customer service when interacting with residents and vendors.
  • Courteous and prompt communication with team members and management.
  • Maintenance:
  • Respond to service requests in a professional and timely manner.
  • Handling assigned work orders and PMs (inspections, meter readings, etc.)
  • Perform general and specialized maintenance requests which can include but is not limited to the following: minor repairs to the waste management equipment and supplies, repairs to the landscape both hard and soft, upkeep of the grounds including litter pick up, snow removal, salt distribution, grass cutting, keeping the garbage rooms clean and safe, maintain outdoor furniture including cleaning of barbecues, manage waste removal from the building, etc.
  • Ensure maintenance repairs are completed on a timely basis to ensure resident satisfaction and safety (within 24 hours).
  • Take initiative to correct deficiencies, as necessary.
  • Ensure proper workflow for all maintenance work orders are completed.
  • Maintain a clean work environment.
  • Monitor external contractor progress.
  • Utilize technology to accurately drive productivity and continuous improvement for maintenance service delivery.
  • Complete maintenance logs and ensure accuracy and compliance to company policy.
  • Other duties as required.
  • Assist maintenance technicians, if required.
  • Health & Safety:
  • Ensure all vendors and contractors comply with the established health and safety legislation and policy, and immediately address any infractions, hazardous conditions, or damaged equipment.
  • Follow prescribed Personal Protective Equipment (PPE), health and safety regulations and procedures in compliance with Ministry of Labour laws.
  • Ensure use of equipment is as per manufacturer recommendations and, any applicable laws.
  • Ensure compliance with all legislation, including but not limited to, the Residential Tenancies Act, Employment Standards Act, Fire Code, WHMIS, Fall Protection, Ontario Building Code, and Ontario's Occupational Health and Safety Act.
  • Administration and Reporting: Document and report all maintenance work order records electronically via VTS Rise in a timely manner; detail work completion or if outside contractor work is required to complete the maintenance work order.
  • Education, Experience, and Skills: High school diploma required, College diploma or trades certification in relevant field preferred.
  • Skilled in repair and maintenance of landscaping, janitorial, waste management, building systems, including, but not limited to minor plumbing, electrical, mechanical, HVAC and miscellaneous renovation repairs.
  • Selfstarter with high degree of initiative, agility, flexibility, and professionalism.
  • Good communication (written and verbal) and interpersonal relationship skills.
  • Intermediate level knowledge of MS Office and Outlook.
  • Ability to work with a diverse group of people and interests while being culturally aware.
  • Ability to work flexible hours, including on call.
