Responsibilities

Estimator/ Project Manager, Commercial Projects_ are:
General duties and responsibilities
Provide feedback to management on subcontractor performance as part of ongoing Vendor performance reviews.
Be the liaison between the site and the office in the administration of each project(s) assigned to him/her, as well be the liaison between the Company, the Customer, and the Consultants.
Complete activities in a manner that ensures the on-time delivery of quality projects, while maintaining all costs at or below the established estimated amounts.
Serve as a mentor to more junior members of the Project Team.Attend and participate actively to team building activities / functions.
Ensure that all actions of the Company are accomplished in an ethical and prudent manner.
Perform other duties and tasks as directed from time to time by Operations Manager or Senior Management.
Safety duties and responsibilities
Ensure that all actions of the company are accomplished in an ethical and prudent manner and in accordance with OSHA regulations.
Implement, promote, and enforce the Health & Safety Policies and Program of the Company and those of our Clients when visiting job sites.
If supplied with a Company vehicle, ensure that preventive maintenance is carried annually and that maintenance records are provided to the district office for filing.
Perform a minimum of one (1) site safety inspections per month per project assigned and provide copies of inspection to district office for filing.
Ensure compliance with all Ministry of Labor orders on projects assigned.
Ensure incident investigations are completed in a timely fashion; participate actively in those investigations.
Business development duties and responsibilities
Attend project sites and meet with Customers at least bi-weekly to ensure ASCO is meeting their expectations.
Keep Customers & Consultants honestly informed of the progress of their project in a timely manner
Build positive long-term working relationships with Customers, Consultants and Subcontractors.
Provide timely response to Customer and Consultants requests, submittals and queries.
Aim to satisfy Customers to the extent where they would issue ASCO a "letter of reference" at project completion.
Regularly search and prequalify new subcontractors based on price, quality and service
Project Management duties and responsibilities
Provide leadership and oversee all aspects of the Projects assigned
Led the New Job Conference to provide the project team with the details of the project and assign the qualified site personnel and make certain that the site superintendent is thoroughly familiar with plans and specifications.
Prepare, update, and maintain project tracking schedule at least on a weekly basis.
Obtain all permits, licenses, approvals required for each project.
Obtain final bonds and insurance certificatesmeeting contract requirements.
Negotiate subcontract agreements, at or below the subcontractors bid prices, for portions of the project where the Company's own forces will not perform the work.
Solicit bid prices, from suppliers and subcontractors, selecting them based on satisfactory price, experience, financial stability and the ability to comply with the construction schedule and insurance requirements.
Note:
Purchase order and subcontract amounts are not to be divulged to site superintendents.
Work to further reduce the direct job costs of materials, equipment, labor and subtrades by securing favorable terms of purchases (payment discounts or advantageous payment terms), better pricing and superior products, optimizing sequence of construction.
Obtain, review, approve and administer all shop drawings.
Follow up on orders for materials, equipment and supplies with suppliers and subcontractors and advise site superintendent any delays from the vendors.
Ensure timely turnaround on subtrade submittals and queries.
Assist site superintendents in maintaining and respecting schedules deadlines
Meet individually and proactively with site superintendents on a regular basis to identify, foresee and resolve project issues.
