About the Position:


The Manager of Construction and Property Standards is involved with all aspects of managing capital projects for a portfolio of properties and works closely with operations management to maximize the long-term value of the assets.


Key Functions and Responsibilities:


  • Identifying physical problems at the properties, developing alternative corrective measures and recommending best solutions
  • Managing multiple large capital projects related to restoration or repair of all major property infrastructure, including building envelope and parking garage, mechanical/plumbing/electrical, water supply/sewage, and interior finish renovations.
  • Preparing and reviewing contracts, establishing prudent scopes of work, developing specifications in conjunction with contractors/consultants as required, assessing quotations, directing contractors, and ensuring projects are completed in accordance with the established specifications.
  • Preparing annual and long term budgets for major building components and tracking monthly costs of major construction projects and reforecasting on a quarterly basis.
  • Providing timely and comprehensive communication of the status of projects to management and to clients.
  • Inspecting properties to determine if they are compliant with Equiton standards and building codes; liaise with applicable authorities (i.e. Technical Standards and Safety Authority, Fire Departments, Municipal Building Departments, etc.) as required, to maintain property standards.
  • Provide ongoing support to operations management regarding technical and major building components (e.g. mechanical systems, building envelope) and emergency situations.
  • Challenging consultants to provide quality service and design most effective solutions.
Recommending value added upgrades, including energy savings opportunities, to increase revenue or decrease operating costs.

  • Work with finance department and properties to investigate abnormalities in utilities billings i.e., spikes in consumption, meter issues, etc.
  • Completing due diligence investigations for potential acquisitions, including inspection of current building conditions, and developing budgets to maintain or increase the value of the acquisition.
  • Engage 3rd party consultants to update Building Condition Assessment reports after initial hold periods on properties and develop new 10year capital plans.

Required Skills and Abilities:


  • Excellent verbal and written communication skills
  • Ability to manage multiple projects with concurrent deadlines, and to manage contractors, consultants and clients effectively
  • Ability to effectively resolve issues with regulatory and municipal authorities
  • Demonstrated knowledge and planning skills to logically prioritize and sequence major building restoration projects and incorporate this into long term budgets associated with maintaining/increasing the value of the asset
  • Strong relationship building skills to develop confidence and rapport with internal and external clients
  • Experience with major mechanical systems, building envelope restoration, and environmentally friendly construction materials and restoration techniques is ideal
  • Knowledge of contracts
  • Travel up to 30% of the role

Education and Experience:


  • 10 years of related experience in project and construction management, preferably in multiresidential or commercial building construction, condition assessments, or restoration
  • Professional engineer, CET or Architect designation or equivalent work experience
