Department Overview


Real Estate Secured Lending (RESL) within TD Canada Trust is responsible for the development and ongoing management of the Mortgage and Home Equity Secured Lines of Credit (FlexLine) products, processes, and portfolio.

RESL is a dynamic and complex business and produces one of the largest and most important Profit and Loss statements in the bank.

Due to our size, scale, unique distribution channels including Retail Branch, MMS, Mortgage Broker Channel, Digital and Phone Channels, and RESL's operating environment, you can also grow and advance your career over the long term within the business.

In addition, RESL has an accountability to ensure that policies, processes, and controls in place sufficiently manage risk. TDBG applies the "Three Lines of Defense" model to managing risk. Risks are owned and managed by the business (RESL) which is the first line of defense.

Control groups such as Risk Management and Compliance who have the accountability to challenge the first line make up the second line of defense.

Internal Audit is the third line of defense, providing periodic independent assessments of first
- and second-line activities.

Job Details

  • Conduct RESL Channel testing reviews to ensure files meet TD's policies
  • Conduct testing, reporting, and work activities in accordance with established standards and within target timelines.
  • Clearly, concisely, and effectively present results, findings, and processes.
  • Ensure testing reviews are completed first time right to enhance credit knowledge within all designated channels, and to improve the customer experience
  • Ensure credit decisions adhere to approved guidelines and are in line with RESL policies and procedures
  • Work to enhance the "One TD" approach by taking ownership, resolving issues at first point of contact, supporting the endtoend customer journey
  • Demonstrate flexibility by adapting to change within business area and unit
  • Adopt and support new process and technology improvements
  • Support a culture of Lean Continuous Improvement and encourage innovation. Provide feedback as required, to help realize and sustain the expected benefit(s) from the process change(s).
  • Assist with other ad hoc Governance & Controls initiatives and projects
Job Requirements

  • Strong time management and organizational skills with the ability to work under tight time constraints
  • Ability to work Strong judgment with highly developed critical reasoning skills
  • Excellent interpersonal and communication skills, both written and verbal
  • French language skills are an asset.
  • Previous experience in Governance and Control, Policy, Underwriting, Compliance, AML, Privacy, Operational Risk Management or Audit is an asset
  • Strong knowledge of RESL business, policies and procedures including controls to manage operational risk and regulatory compliance is an asset
  • Good Proficiency and expertise with Microsoft Office (Word, Excel, and PowerPoint)
  • Knowledge of RESL Systems (e.g. CLK, HOST
  • CIF, AWS, C3, DDV, TDMS/Broker Merlin, etc.)
  • Strong organizational skills, with the ability to work in an ambiguous, fastpaced environment and manage deadlines
  • Ability to prioritize and manage own workload to deliver quality results and meet assigned timelines
