We're looking for a Junior Project Manager to join our Construction team.

You will manage multiple projects to ensure that they are effectively constructed on budget, on time, and per quality expectations.

To do this well, you will need to build relationships with all project stakeholders (staff, trades, consultants, inspectors, etc.), efficiently coordinate work activities, and correctly communicate project information to appropriate people.

Key Qualifications

  • Certificate or Degree in Building Technology, Construction Management or Construction Technology
  • 3+ years of experience in construction, ideally as a project coordinator with multi family and or/mixed use construction projects
  • Experience managing multifamily construction projects
  • Advanced knowledge of scheduling and budgeting concepts
  • Knowledge of accounting (i.e. purchase orders, invoicing, budgets, job costing, etc.)
  • Advanced knowledge of the BC Building Code and municipal building bylaws
  • Advanced knowledge of construction plans, building layouts, etc.
  • Strong team leadership skills
  • Strong negotiation skills
  • Strong customer service skills
  • Strong organizational skills
  • Strong oral and written communication skills in English
  • Advanced knowledge of Microsoft Excel and Microsoft Project
Key Duties

  • Execute project setup including resourcing, scheduling, budgeting, stakeholder engagement plan, risk management matrix, and environmental considerations.
  • Provide value engineering and construction assistance up to the issuance of Development Permit
  • Provide input on consultant selections and procurement of soils testing/reports and any necessary environmental testing/reports
  • Responsible for tendering, analysis, negotiation, scope definition and contract design for all project procurement
  • Schedule and run project startup meetings to communicate schedules, create mutual goals, and establish guidelines and communication rhythm
  • Estimate and develop the budget in collaboration with senior management
  • Work alongside Project Manager to execute projects from starttofinish, ensuring that projects are on budget, on time, and on scope
  • Create, updates, and communicates project schedules on a regular basis
  • Coordinate project stakeholders (staff, trades, consultants, etc.) to ensure they are doing the correct work within Essence's standards.
  • Estimate, prices, and obtains appropriate approvals (internal and/or external) on any scope changes
  • Routinely visit project sites, looking for potential nonconformance and/or deficiencies, maintaining contact with staff, and ensuring that procedures are being followed
  • Schedule and run projectrelated meetings
  • Confirm Essence's standards and all requirements for construction completion have been met
  • Measure final project achievements relative to goals and expectations by analyzing project data and participating in postmortem meetings. Incorporates feedback into future projects.
  • Manage project team including project coordinator, site coordinator, and site supervisor
  • Report and update directors of project schedule
  • Coordinate and oversee project wrap up and occupancy phase of construction.
  • Review change orders, RFI's, and shop drawings.
  • Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
