Primary Purpose


The primary purpose of the Residential Leasing Coordinatoris to collaborate and support the Residential Leasing Specialist in the leasing, marketing, and community events for the residential rental portfolio.

The Residential Leasing Coordinator is to actively engage with prospective and current tenants to ensure full occupancy and to provide a first-class service to our residents.

Responsibilities
The responsibilities of this position will include, but not be limited to, the following:

Team and Stakeholder Management

  • Customer and

Business Relations:

Collaborate with all internal and external members of the WPM team, which will include developers, clients, tenants, accounting, and administrative staff to ensure the most efficient operation of the residential portfolio.

Demonstrate professional, effective, proactive, timely response in all business matters, and execute service contracts and residential tenancy agreements (unless directed otherwise).


  • Tenant Relations: Consistently fair administration of each tenancy agreement, while providing sound and practical interpretation of the Residential Tenancy Act ("Act") and the Residential Tenancy Regulation ("Regulation") of British Columbia. Maintain positive tenant relations through regular site visits, prompt response to questions/concerns, other tenant correspondence, and, when a tenancy must end early as provided for in the Act and Regulation, ensure that the required formal procedures are followed.

Lease and Marketing Management

  • Administration: Complete credit checks and reference checks of prospective tenants and ensuring the tenancy agreement has been fully completed and signed by the tenant. Ensure all paperwork is organized and saved electronically.
  • Leasing Management: Showing and leasing apartment suites to prospective residents and completing the leasing process from inquiry to onboarding a new resident by working with the residential team. Assist the residential team in improving any leasing management processes.
  • Marketing Management: Assist in developing marketing materials and advertising for the leaseup of the residential portfolio.
  • Communication Development: In consultation with the Residential Leasing Specialist, develop and implement proactive communication and marketing strategies in support of resident engagement and leaseup. Provides feedback and recommendations on improvement of communications.
  • Inspections (Rental Unit): Conduct Condition Inspections of each rental unit at tenant movein, tenant moveout and routinely throughout the course of the tenancy to ensure the rental unit is reasonably maintained in a good state of repair and its' use and condition does comply with the tenancy agreement, the Residential Tenancy Act, the Residential Tenancy Regulation, and the client's objectives for the property.
Other duties led and directed by the residential team as required.


Qualifications
To be successful in the Residential Leasing Coordinatorposition, an individual must be committed to the ongoing demonstration and development of the following:

Education and Experience

  • Pursuing or completed a degree or diploma in a related field, with a preference for a commerce or businessrelated major.
  • Strong understanding of the Residential Tenancy Act, Residential Tenancy Regulation, and the Real Estate Act as it applies to this role.
  • Minimum two years related experience in residential leasing or residential property management. Hospitality or sales experience would be a benefit to this role, but not necessary.
  • Experience and working knowledge of LinkedIn and Yardi Voyager (Yuhu) is an asset.
  • Valid rental management license with BC Financial Services Authority (BCFSA) is an asset.
