    Summary

    The Technician III performs preventative and corrective maintenance, routine and on-demand services on facility mechanical and electrical equipment and systems.

    Duties & Responsibilities

    Inspection and Maintenance

    • Perform regular facility, facility mechanical and electrical equipment and systems monitoring and inspection, ensuring facility uptime objectives are met.
    • Inspect assigned facilities by conducting facility walkthroughs, mechanical and electrical equipment and systems monitoring.
    • Maintain, troubleshoot, and repair mechanical and electrical building systems.
    • Respond to routine and on-demand service requests.
    • Ensure work completed meets quality and contract response requirements.
    • Assist in the implementation of preventative maintenance (PM) program.
    • Participate in and assist with facility-related projects.
    • Ensure compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health, and safety, fire protection, and any other applicable requirements.

    Records and Reporting

    • Record resolution data within the service maintenance management database.
    • Receive, track, monitor, and report status of maintenance and repair work within the service maintenance management database.
    • Initiate documents to authorize or obtain formal approval of work required.
    • Identify, record, and escalate deficiencies, and maintain related documentation.
    • Submit all expenditures on a timely basis.

    Asset Management

    • Maintain all assigned tools and arrange for repair and replacement where required.

    Other

    • Assist in enhancing tenant and customer satisfaction and maintaining positive relations through the manner in which work is performed and services delivered.
    • Perform other duties as assigned.

    Work Requirements

    • Must be able and willing available for on-call/standby and emergency call-outs as they arise.
    • Must be willing to wear personal protective equipment.

    Knowledge & Skills

    • 1-3 years of facility operations and maintenance work experience.
    • High school diploma plus trades training and certification or licensing.
    • Strong ability to adhere to and properly execute processes and practices relating to facility operations and maintenance.
    • Ability to maintain, troubleshoot, and repair mechanical and electrical building systems and equipment.
    • Strong building mechanical and electrical equipment and system troubleshooting and resolution skills.
    • Current knowledge of fire, life, safety, and building codes and standards, and ability to research and apply related codes and standards.
    • Possesses a strong environmental, health, and safety mindset. Ability to perform work in a safe manner.
    • Strong client-service orientation along with a high sense of urgency.
    • Effective communication skills for the purpose of data relay, exchange, feedback, and clarification.

    Licenses and/or Professional Accreditation:

    • Power Engineer Certification is an asset.
    • Facilities Technician Certification is an asset.
    • Systems Maintenance Technician through Building Owners and Managers Institute (BOMI) is an asset.
    • Systems Maintenance Administrator through Building Owners and Managers Institute (BOMI) is an asset.

    This is a temporary, full-time position with a salary range of $29.13 - $34.27 per hour.
