Description

The Design Coordinator will provide conceptual designs for potential projects and take successful concepts through the entire development permit process.

This role will work with the Development and Land Acquisitions teams to ensure designs meet the organizational needs and adhere to local bylaws and guidelines.

The Role is also responsible for accurate and timely documentation of the early project lifecycle and will schedule and host Project Handover Meetings with the Construction Design Team.


RESPONSIBILITIES

  • Develop and prepare concept designs that meet the site requirements for density, constructability, and financial feasibility. A detailed site plan is a deliverable item
  • Initiate the development permit documentation process, retaining the information developed during the concept stage
  • Responsible for all Development Permit Design Deliverables, including all site plans, floor plans elevations, and renderings as required by the Development Team, to be used is a comprehensive Development Permit Submittal Package
  • Manage the design evolution, tracking changes and providing revisions for resubmittal in a timely manner
  • Collaborate with a Civil Engineering Consultant to ensure city connections, onsite services and site grading are suitable for a successful project
  • Liaise with the Civil Department and request input on Geotechnical Reports with respect to soil conditions, foundation types, and retaining wall requirements
  • Work with an Electrical Engineering Consultant to obtain a preliminary site lighting layout
  • Work with the Preconstruction Coordinator and identify Utility Right of Ways, Preferred Transformer Locations, and Primary and Secondary line corridors. Provide the Preconstruction Coordinator with the required drawings for use in preparation of a composite utility plan.
  • Coordinate all city comments on the development permit package and revise and resubmit as required
  • Ensure all DP comments are addressed and coordinated before project handover
  • Schedule and lead a project handover meeting with the Construction Design Team, and be a resource throughout the Building Permit, Coordination and IFC process.
  • Maintain ownership of the project, and keep apprised of major issues, track lessons learned, and avoid future duplicate errors or omissions.
  • Deliverables are to be submitted to the Development Team for review prior to releasing
  • Manage the document storage and versioning in provided software
  • Utilize BIM to analyze potential design solutions for building services clashes
  • Efficiently operate computerassisted design and other drafting tools such as Revit
  • Check and verify design drawings to conform to specifications and local bylaws
  • Ensure clients' needs are met in a timely and costeffective manner
  • Maintain current knowledge of national and provincial building codes
  • Track deliverables to ensure timelines are met, and provide regular updates to the Development Team

REQUIREMENTS:


  • Minimum postsecondary diploma in drafting, architecture or equivalent
  • Minimum 2 years' experience working with REVIT
  • Minimum 2 years' working experience in Building Information Modeling (BIM)
  • Minimum 2 years' experience with design for residential construction
  • Experience with multifamily wood frame construction preferred
  • Ability to create preliminary designs or conceptualization of design
  • Demonstrated success in project delivery and execution
  • Ability to create presentation drawings with perspectives using REVIT
  • Effective verbal and written communication skills
  • Exceptional organizational abilities with task prioritization, multitasking and time management techniques
