Warrington PCI Management is the largest commercial property managers in BC.

The company manages approximately 18 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland.

Please note this position is a live-in position, the RM will be expected to reside and live at the residential building along Hastings Street, Vancouver.

Note this role is to start in either late Q3, early Q4. We are seeking an energetic, person-centric individual who has excellent customer service skills with hands-on abilities.

Primary Purpose


The primary purpose of the Resident Manager (RM) is to provide excellent and responsive service to our tenants and to manage on-site maintenance and improvements.

The RM is the first point of contact for tenant requests and is expected to ensure the safety and wellbeing of the tenants of the building and to keep the building maintained to a high standard.

Specific Responsibilities

The RM will at various time be responsible for the following as well as other related duties as assigned to support the business objectives and purpose of the Company:
Daily Tasks

  • Accurate Collection of Rent (by cheque only, all cash transactions to be at Head Office only)
  • Deliver cheques to head office daily (RM are not allowed to keep uncashed cheques over 2 days)
  • Deliver late rent notices, eviction notices, and any other notice required by Head Office
  • Complete any paperwork necessary
  • Check building exterior and interior, minimum twice a day
  • Ensure all doors and elevators are working properly
  • Inspect all utility and storage rooms, clean as appropriate, ensure heaters are on or off depending on the season.
  • Maintain all files, office area, and machinery (telephone, fax, etc.)
  • Travel to required businesses for purchase of supplies, parts, tools, etc
  • Carry a cell phone at all times
  • Respond to tenant inquiries and provide excellent customer service
  • Manage the rental process for all tenants including all required paperwork for the rental of suites, permission of pets (if allowed), rental of parking and/or storage lockers
  • Work with others as designated by Head Office who will help maintain the Building
  • Complete movein and moveout condition reports
  • Coordinate building and suite maintenance
  • Advertise, set appointments and provide tours on vacant suites to achieve 100% occupancy
  • Ensure the building's common areas and vacant suites are kept in a high standard and peak operating condition through:
  • Cleaning & vacuuming common areas
  • Clean and vacuum
  • Minor maintenance
  • Minor touch up painting
  • Clean vacant apartments
  • Weed flowerbeds and other landscaping
  • Shovel and salt sidewalks as needed
  • Keep grounds attractive and clean
  • Coordinate with trades to provide access and repair
Weekly Tasks

  • Spot clean as necessary
  • Sweep all secondary floor services
  • Vacuum hallways and lobby
  • Damp wipe all glass areas, mailboxes, elevator walls and panel, enterphone panel
  • Mop all floor surfaces as necessary
  • Keep parkade swept and clean, request tenants to clean up vehicle fluid/oil drops and inform the PM
  • Check roof and all other areas for cleanliness
  • Inspect building exterior for possible problems and make arrangements for appropriate repair or quotation
Monthly Tasks

  • Complete any paperwork necessary
  • Prepare monthly reports by the 5th of each month to Head Office
  • Dust all light fixtures, exit signs, door frames & closures, nooks and crannies
  • Issue polite notices to tenants regarding junk in parking stalls and "bikes on balconies"
  • Perform monthly fire alarm testing and record in log book, check log books are up to date where applicable
Yearly Tasks

  • Visit all suites and maintain a record of required work and condition
  • Ensure all annual building maintenance is done, such as the annual fire test
Winter Season Tasks

  • Ensure fire sprinkler system is winterized in the fall
  • Maintain daily log of date, temperature, conditions and any work done
  • Salt, shovel walks, steps, driveways, city sidewalk as required on a daily basis (depending on building, may have help from a contractor but in emergency situation when contractor does not arrive in a timely manner assist to clear temporary path to entrances and sidewalks)
  • Ensure underground irrigation is turned off and residential water blown out
Other Duties as Required

  • Act as Warrington PCI Management's representative in meetings, community events, and tours of the building
  • Create and maintain an inventory list
  • Maintain good relationships with contractors and meet them as required
  • Maintain good relationships with tenants and resp
