Description

Reporting to the Administrator, the Building Operations/ Environmental Safety Coordinator; supervises and directs the Building Maintenance, the maintenance, repair and alteration of buildings and equipment; plans and schedules work projects; administers various service contracts; provides technical assistance; performs related duties as required.

Responsible for the planning, implementation, coordination and supervision of all mechanical operations, maintenance, communications, development programs for the facility.

Responsible for Building Emergency Preparedness planning and education.


Responsibilities include:


  • Participates in the development and administration of maintenance, construction or service contracts, including request for proposals, bid conferences, evaluation, selection of bids, and award of contracts.
  • Coordinates and assists in planning and coordinating the annual building maintenance activities with other departments, divisions and sections.
  • Inspects buildings for safety hazards, maintenance needs and disability access requirements.
  • Prepares plans and specifications for small remodeling, alteration and construction projects.
  • Assists with the development of longrange plans and standards for building maintenance.
  • Establishes and maintains a cooperative working relationship with employees, members of other departments, and the building maintenance service providers.
  • Evaluates physical, mechanical, and structural aspects of facilities and consults with management about space requirements and remodeling or construction needs.
  • Plans, implements, and administers a preventive maintenance program and predictive repairs and emergency maintenance programs for department occupied state buildings and related equipment; maintains inventory of buildings and related equipment.
  • Plans and coordinates the seasonal preparedness building maintenance activities.
  • Solicits bids for building materials, supplies, and contract services; reviews and approves contract payments; inspects construction projects for conformance with plans and specifications; mediates and resolves disputes between the department and contractors;
  • Supervises minor construction or building alteration projects.
  • Advises staff and management when dealing with complex questions and problems concerning project management, hazardous materials removal, lifesafety and fire codes, and quality standards and specifications; serves as technical consultant for maintenance and operation activities.
  • Responsible for updating and conducting the Emergency Preparedness Training for all staff.
  • Conducting Emergency Drills in the Facility.
  • Represent the Company if the Occupational Health & Safety Committee
  • Conduct the Work Safe BC reporting and Investigation in participation with the contracted service providers in the facility.
  • Collates all Accident & Near Miss Reports. Ensure that they are correctly investigated and escalated, that suitable and enough remedial action is taken, and all actions are reported into the Health and Safety Committee.
  • Perform other duties as assigned

Qualifications

Knowledge of:


  • The methods, materials, tools, and equipment used in the maintenance and repair of buildings and allied equipment.
  • Operating characteristics, parts, and inner workings of air conditioning, heating, and ventilation equipment, electrical systems, plumbing, pumps, and hydraulic systems
  • Paints, chemicals, lubricants, and other materials used in maintenance work
  • Safety practices to be observed in building maintenance activities
  • Codes, ordinances and regulation pertaining to the work; work layout and scheduling and various other construction trades

Skill to:


  • Analyze complex technical and administrative problems, evaluate alternatives and recommend or adopt effective courses of action; prepare clear and concise records, reports, correspondence and other written materials

Ability to:


  • Deal effectively with Code enforcement and others involved with the maintenance and repair of buildings and equipment and to understand and direct a wide variety of maintenance and repair work on buildings
  • Interpret plans, specifications and sketches

Must Possess:


  • Valid Driver License and Vehicle Liability insurance with a satisfactory driving record.

Knowledge, Skills, and Abilities

  • Some knowledge of space planning and electrical aspects of commercial buildings; computerized building control and data systems.

Work Environment and Physical Demands

  • To be on call as part of the emergency call out procedure.
  • To provide key support for all building works projects.
  • To be the main point of contact for all event Health and Safety requirements.
  • To take a take a leading role in ensuring statutory compliance and undertake monthly reporting as necessary.

Salary:
$68,250.00 per year
