Meridia Recruitment Solutions has partnered with The Housing Trust of Nova Scotia to recruit a Construction Manager to join their team based in Halifax, Nova Scotia.


Our client, The Housing Trust of Nova Scotia (the Housing Trust), has a primary mission of providing quality and affordable housing for low to moderate income households in Nova Scotia.

The Housing Trust currently owns a total of 295 units in the Halifax Regional Municipality, with a goal of acquiring 1,000 more units by 2030.

Through implementation of the "mixed-income" model, our client will achieve its portfolio's sustainability to maintain affordability and ensure that more Nova Scotians are able to live in diverse, healthy, and livable communities.


In addition, in early 2023 the Housing Trust accepted a leadership role in placing a $20M investment in modular housing across the province in smaller communities for healthcare and other skilled trades.


Role Description

The Housing Trust of Nova Scotia is growing, and seeking a Construction Manager to lead the retrofit and renovation of its five multi-family dwellings in the Halifax area.

In this role, you will be responsible for overseeing, planning, managing, and tracking the progress of the ongoing renovation projects within their portfolio and work with partners on major envelope revitalizations.

Reporting to the Executive Director, the Construction Manager may also play a key role in the modular project.


By joining the Housing Trust, you will play a vital role in combating the current housing crisis, knowing that your efforts and expertise will allow more households to achieve housing affordability and security.


Your responsibilities will include:

  • Onsite oversight, and management of construction projects from concept through to completion;
  • Develop, monitor, and report on Board approved budgets;
  • Ensure safety plans, policies, procedures, and standards are being followed on all construction sites;
  • Develop requests for proposals and oversee related processes;
  • Partner with contracted Interior Designers, Architects, and Engineers to prepare drawing sets, reviewing for accuracy, and code compliance;
  • Obtain building permits;
  • Manage relationships with all project contractors, monitoring the quality of work being completed;
  • Work closely with the accounting department to ensure that invoicing and payments related to construction projects are accurate;
  • Conduct regular Construction Committee meetings and prepare written reports to update key stakeholders on the status of ongoing projects;
  • Secure closeout documents for turnover to stakeholders, including warranties, maintenance programs, manuals, inspection reports, certifications, and drawings;
  • Collaborate with property management team to minimize resident disruptions during construction phases.

Qualifications

  • Post secondary degree/diploma in architecture, engineering, construction management, or related field;
  • Relevant experience working on construction projects of varying size and scope, preferably in a managerial/leadership capacity;
  • PMP certification would be considered a strong asset;
  • Experience managing and directing tradespeople, laborers, and other onsite personnel;
  • Experience negotiating pricing and contracts;
  • Progressive knowledge of building products, construction methodologies, and relevant regulations and quality standards;
  • Experience implementing an onsite safety plan in compliance with Occupational Health and Safety Requirements;
  • Outstanding timemanagement skills, with the ability to multitask and effectively handle competing priorities;
  • Strong interpersonal, communication, and negotiation skills;
  • Experience in modular construction will be considered an asset.
