The Opportunity:
We have an exciting opportunity to join BentallGreenOak's newest residential rental community.


The Maintenance Technician will contribute and participate in activities related to preventative, scheduled or unscheduled maintenance as well as environmental, health and safety, and other special initiatives.


What you will do:


  • Perform scheduled preventative maintenance, as directed
  • Respond to unscheduled maintenance work orders as assigned
  • Ensure resident issues and service requests are addressed within 24 hours (minor repairs and maintenance tasks)
  • Seek ways to exceed service expectations of residents
  • Foster an environment to encourage continuous staff development and a strong customer service attitude
  • Responsible for cleaning duties, including litter pickup, sweeping, snow shoveling and sidewalk snow maintenance, pressure washing, or other duties as assigned by the Regional Property Manager or designate.
  • Maintenance and watering of outdoor flowerpots and beds, seasonally
  • Accompany vendors and contractors while work is being completed and reporting progress to the management office team or Regional Property Manager as required.
  • Complete maintenance as required (i.e. clogged sinks, lighting replacement and repair, toilets or flood clean up).
  • Familiarization with the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, emergency generator, sprinkler and timer systems;
  • Coordination of monthend duties and responsibilities, including preinspection & turnover of vacant suites.
  • Ensure operations records, files and documentation are maintained accurately and timely and in accordance with established procedures.
  • Uphold and report breaches of the rules and regulations of the property.
  • Friendly and positive resident interaction and communication in a polite and diplomatic manner.
  • Further efforts to ensure resident satisfaction and service delivery through prompt service, ongoing communication and follow up.
  • Emergency response and oncall duty after business hours is required.
  • Put into practice occupational health and safety protocols.
  • Other related duties at this location or other BentallGreenOak locations as required. Some tasks may require heavy lifting.

Who You Are:

Education
  • Completion of high school required. Related College or University considered an asset.

Experience

  • Related handson experience with Multi-Residential Property Management with a strong service ethic commitment. An awareness of Occupational Health and Safety and WHMIS management practices.
  • Thorough knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, sprinklers, etc.)

Computer Skills

  • Comfortable using Smart Phones and twoway radios


  • Relationship Skills

  • Ability to communicate effectively and professionally in English, both oral and written, superior ability to develop and sustain cooperating working relationships with staff, contractors, the public and especially residents.

Organizational/Multi-Task Skills

  • Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, adapt to new ideas and constant changes. Willing to be and available for afterhours callouts in emergency or unavoidable situations.

Availability

  • Flexibility in hours to ensure availability for oncall duties, moveinmoveouts at the end of a month and into the first two to three days of the month. Hours may be changed based on operational needs. Must be able to handle emergencies occurring after regular office hours.

Knowledge

  • Basic understanding of all applicable laws, legislation, and rights concerning resident / landlord relations

Police Clearance

  • A criminal verification check is required for employment.
